 Cons of high rise highest floor?, Or Pro more than cons?

Hi all are there any cons for buying a property on the highest floor?

I can only think of the cons in terms of safety wise, how fast can you run down 30 flights of stairs in an emergency.

Just saying, Don't be the idiot who waits for the lift during an emergency.

even if the highest floor only 24? perhaps any potential sun and rain over time problem???

Noise disturbance traversing all the way up and you should expect long waiting or transfer time at lifts

1. Leaking from the roof due to water proofing worn out after x number of years.

2. Low water pressure depending on how the building water pump system is fitted.

3. Noise pollution if the building is beside major road or highway, as noise intensifies the higher the floor

I am no expert in construction/ engineering, but I can safely assume that there are at least some basic levels of seal in the concrete between your unit and the roof as concrete is never resistant to water without additives. If not, your unit is Defective by Design.

How do we know our water pressure is good or bad? Does that mean higher floors water pressure lower?

You can only know or experience it if you live there on a daily basis. By that time, it might be too late. Try can find out what kind of water pump they are using (pressure capability) and which floor is the pump located, which is usually some where in the middle floor of the building. Count the number of floors before it reaches your unit and that would be a rough gauge.

Carrying stuff that don't fit into the lift... happened to me. (2nd highest floor)
27th floor, luckily it was light, but boy was it a long climb.

1. Roof leaking water - but if you have good management, you don't worry much as all cost are borne by management. This is better than ordinary floor that if upstairs leaking , then you need to see the "face" of upstair owner, and wait them to fix.

2. Water pressure - Highest and 2nd or 3rd highest floor normally won't use water directly from water tank, but instead being served by a booster pump. In fact, the booster pump can deliver better water pressure than ordinary water flow from tank. But if you have poor management, that do not fix or maintain the pump properly, without the booster pump, the water pressure will be very weak.

3. Lift - Lift waiting time definitely cost sometimes, everyday up to a min or 2 is unavoidable, especially during peak hour of morning and evening, worst if one of lift broken down. This also depended on density of property.
Low density, the waiting time may be negligible.

Actually it largely depends on the management, if you have good management and always act responsively and maintain the apartment/condo promptly, those cons are not an issue at all.

That mitigates the risk of lift break downs or being unserviceable. Should't worry about walking all the way up to the top floor/home

I believe what he is saying is that the unit on the highest floor gets more direct sun light than the units below. Hence the heat built up inside the unit would cause the rubber and plastic to decay at a faster rate

It's depend on the direction too.. if your unit facing north or south then you can avoid the direct sunlight...
