 MOT calculation for title transfer, include or exclude car park ?

I am in the midst to doing a strata title transfer. My property happened to be purchase with 2 separate agreements, one for the unit proper, one for the car park.

My question is: does calculation of MOT payable charge to government must include or exclude the car park charge ?

Are u able to sell the car park separately? If must sell together then i guess need to include
