Hi I am new here. Wanna ask opinion on these property. What are pro & con for these two property?
If buy for investment, is it worthy? Which one best for investment? icon_question.gif

2. B11 Parkland Residence

hmm..one with mrt and one without...one closer to city centre and the other one abit further..

1, very high dense area, rental will be low since got 2 rumahwip nearby, buily quality may refer their past projects...

If you want it near mrt. Go for B11.
Also located in majority Chinese area which is good.
Got some banks close by. Near Chinese school. surrounding still got some potential to upgrade.

Not far from happening places C180, Aeon, CTS, Columbia hospital and many car service centers.

Location in-between KL city and Putrajaya, sepang KLIA. Short drive to ioi City mall, all toll free except head to KL city. Unless using Cheras Perdana way to skip toll to KL.

B11 Parkland got unit selling? I thought sold out. Subsale?
I tried subsale advertisement, all tipu. the advertisement mostly by MetroCheras agent, trying to lobby buyer to metrocheras unit..

Now many projects linked or near to MRT or LRT selling at reasonable price… some more can get even lower price from auction market…. When the petrol price hitting pass RM3, many tenants will find MRT linked projects

Not sure still got unit selling or not, could be loan rejected unit, contractor's unit or company board of director's unit.

MetroCheras could be not a bad choice, not sure how the developer reputation. Although don't have fully cover walkway, still a short distance walk to mrt station. Surrounding could be not as happening & convenient like B11.

You may have a look on Platz because future MRT are walking distance as well. still got limited unit 2 rooms only. someone can give pro and cons of this develepor

Parkland sold out long time ago edi.

Metro sale not very good actually, launch for 1-2 years already and still selling.

Compare to aster, U3 , maxim risen, parkland those sell really really fast.

I see. Aster, maxim risen location itself quite good. Especially maxim risen direct at the most happening heart of cheras with KL address.

Metro surrounding not so appealing. Kinda out of no where. MKH Saville with mrt station there also can't bring up the heat of this Sri Raya place.

Very different looking project, the main reason to buy B11 should be the linked bridge to MRT. The area was flooded end of last year (where a lot of other places were flooded as well).

Indeed, B11 near to sungai langat, consider lower ground area. Hopefully, surrounding the drainage system can be improved once the construction finished.

Around B11 already got 3 to 4 banks around and nearby. BSN, Hong Leong, RHB and public Bank.
