Condo or service residence.... Less.pest, less noise, less cleanup of the house......

Most service residences has parks pools gym etc.....which to me is all in one ...matter of taking the lift to the desired floor

Most importantly...security is there ....so there is some peace of mind as well

Yes. It is like renting own house and the rental is increasing from time to time. You still have to pay AssessmenFee, right? t

yup - all budget dependent

either:

1) near but expensive for new landed
2) cheaper but further for new landed
3) near but small for highrise
4) far but cheap for highrise

unless you for for subsale .... or perhaps lelong unit?

Landed with Individual Title, best if you're not facing another house with more some public land to place your cars and maybe do some small gardening

Not really, the best imo are intermediate house which have "free" land like those facing the secondary street (not primary where mainly cars drive by). Usually found at the edge of a housing area, the residence would utilize the "perimeter green belt" for their own horticulture activities or just for more parking areas for themselves instead of parking in front of the gate.

But of course not all green belt are the same, some developers are quite generous, and some are non-usable and are known to be just "passive green"

Living : Standard individual title landed house in a gated & guarded environment.

Investment : Individual titled freehold landed house, 1 storey terrace, 2 storey terrace 22x75, 2 storey semi-d are my favored ones.

They hold their value the best and even in the current downturn you can't find one that is a bargain to buy.

Before buy, rent a condo and then rent a landed property and see whether this fit your lifestyle & requirement before making bigger investment. Don’t worry about price pickup as current market sentiment is very weak & diving further. But if your decision is for rental profit then your selection criteria will be different than above mentioned suggestion.

Condo,

1. no need to worry about rat running on your root top n infected with lung disease after inhaled their feces.

2. More secure, landed tend to get rob more easily, if no gate n guard security. So you still need to paid maintenance fee also.

3. The condo I mean are those high end, low residents and quite (peace of mind). not the one flat with 20, 30 resident each floors, and auntie, uncle morning morning shout like nobody business.

Many don't realize many expenses e.g landscaping, street lights, road maintenance, etc included in assessment rates under local council are paid by landed strata owners, and is not cheap.

Question, if the landed house is strata where landscaping, street lights, road maintenance, pembuangan sampah are all under JMB, meaning that...

Are the owners not going to be billed by Majlis Perbandaran (MBPJ / DBKL / MPS / MPSJ)? Or still need to pay something to local council? Thank you for the answer.

Edit: Assessment rate / cukai pintu, I mean. Of course cukai tanah we still need to pay.

Don't think so. Unless your cleaners send all rubbish to landfill directly by themselves; no ingress/egress from the development connecting to council's road; the drains from your development does not connect to external drains, etc.

For new strata title house, garbage disposal is still handled by Majlis bandaraya's contractor and is very much depend on the contractor's quality who cover the whole area, no special treatment. But the security guard will follow the garbage truck once they come into our prescient.

JMB only maintain the infra and landscape within perimeter.

So Majlis bandaraya will directly issue cukai tafsiran to each house owner. It is excluded from our monthly maintenance fee and sinking fund.
