You can go ahead with your jrk convena already.
Definitely will change the environment here, accessibility, neighbourshood, etc.

so you feel this development will have a big effect on the area surrounding Bukit OUG?

i'm actually curious and interested on the proposed 4 blocks of serviced residence by sunway here (according to the proposal)

hope it launches soon so I have more to compare. but knowing sunway, probably will come at a premium

Sunway sure launch at much higher psf than jrk convena.
If investment can buy jrk 1st. If own stay then wait for Sunway condo.
Probably sunway keep buying lands here and propose more condos. Sunway master of township development. anyway, I am just blowing water here, final decision still up to you. 💪

To a good developer, few condos development enough to change the environment. They will upgrade the access, propose more small roads, possible walkway to lrt, etc. . More condos with Chinese, do you think will attract more Chinese restaurants here. The crowds will also diff.

Btw the total land size here is around 4.6 acres, still have around 7 acres not revealed yet. Lets see where will it be and how will Sunway develop it.

6 biji within Bkt Jalil area... yup ...just give me average 7% ROI.... the highest is 12% (Jalil Damai  rclxms.gif )... the lowest is 4.8% (The Park Sky bangwall.gif) ... low rental yield compared my portfolios at Subang Jaya, Cheras, Damansara, KL...  doh.gif

Sunway Velocity land is one big piece. Here it looks like Sunway acquired pockets of land scattering around Mutiara area.

Agreed with you.
Somemore half of SV land is consider very small only.
