Personally would never let any tenant continue staying without a deposit, period. The cost of furnishings and the house is much much more than the miserable deposit.
Screening of the tenants is very essential as is proper communication and as said above, making it very clear that deposit can never be used as offsets. Sometimes if a prospective tenant shows attitude that might result in future dispute, you have to reject him/her.
Bear in mind there is little sympathy for landlords in Malaysian law or in the court of public opinion: as can be seen by some above replies. Tenants expects charity and grace, forgetting that landlords, while, business owners, also are humans with families to feed and bills to pay. If companies were run in this way, banks would not foreclose properties, credit card debts would not be sky high and there would be no "tarik kereta".If only landlords in malaysia had powers like the non financial institutions to mark tenants' ccris/ctos, they would be much more respectful and considerate.
