This Hipster is good option for own stayers however for investors, need to consider following for the exit plan
- No product differentiation between units except direction, facing and level. If too many supplies > demand during subsale, the buyers can slowly shop to get the price they want.
- Competition with 3000 units affordable housing Desa Satumas where the price is almost half of Hipster. Desa Satumas also comes with some basic facilities. Even though Desa Satumas comes with moratorium 10 years, it seems that no restriction for rental which of course will have detrimental demand on Hipster.
- Further competition with RM300K 300 units in Residensi Desamas.
- More similar supplies in Desa Sentral may suppressed the subsale price
