hmm i am contemplating buying the units after going through this link

https://www.rumahundercon.com/the-hipster-t...uala-lumpur-bm/

probably this is the best open market beside rumawip and pr1ma

or anybody here encounter any other best value for money project?

I am interested to survey other project too

It greatly depends on your purpose of buying.

You're buying it for own stay / investment?

Your budget range? Price per sqft?

Size?

Location wise? (Developed matured township / New underdeveloped ones?)

Landed / Highrise?

Low / High density?

If it's for own stay:
- Single / Young couple / Engaged without kids / Married with kids / Big family with elders?
- Do you have own transport? / Or do you need to take public transport to travel around?
- Prefer under construction new project / completed project / Subsales?
- Is developer a concern to you?
- Age of the property.
- Freehold / Leasehold matters to you?

If it's for investment:
- Objective is always either capital gain or rental yield.
- Target tenant? With or without own transport? / Locals or Expatriates?
- Consider your budget carefully. Is that property you plan to buy provides free fully furnished / partially / none?
- Calculate and estimate your costing and investment returns.
- Any public transport nearby that is within walking distance?
- Soho / Studio / Serviced apartments / Dual keys / Duplex / Landed?

In conclusion, I'm not here to stress you out tongue.gif Just sharing what a buyer should know especially first time home buyers.

But if anyone of you here is like super rich, a lot of liquid cash then you can buy any property without all these concerns above. Hope this helps thumbup.gif

Oh and in my opinion hmm.gif

The Hipster is good and suitable for ownstay / capital gain investment.

Despite having some cons that you can find from previous replies in this topic, but hey there's also a lot of pros in this project ma, rght? It depends on how you see things and what matters you the most.

Anyway, it is still a very worth and good buy in my point of view thumbsup.gif

Yes.
Thank pointing out the obvious 😁

So u guys didn't really answer my question πŸ˜‘

Ooopppssssss hahaha my bad.

Don't really know how come there's suddenly an influx of "P" members recently here are buyers or not? confused.gif Maybe because this is a new project and lots of newbies like me are seeking advices / opinions / informations through this lowyat channel?

Me myself was not really an active guy in lowyat forum until recently, was interested in several property projects, trying to seek for more useful informations, then I found that some people here are really doing hardwork research regarding to the topic issues and I found it really helps a lot. And that's the reason I started becoming a member in lowyat forum. I might not being very helpful here or couldn't be able to answer your question...? hmm.gif

Just a random newbie here looking for advices and opinions. thumbup.gif

how about buying for renting it?

do it can make money?

The Hipster Project:

Investment for rental yield? My answer is a no.
- No LRT/MRT/KTM by walking distance.
- Target tenant? Competitive because local family could've bought nearby rumawip. Expatriates? Don't think so because most of them will be renting around areas near to mont kiara / bukit bintang / TRX. Students? Not really because no nearby international schools or Uni / College within walking distance.

If you don't mind to pay the mortgage installments yourself for like 10 years++ and sell it after that, the capital gain could be positive. As a matter of fact, Taman Desa is already a fully developed township. Moreover, the accessibility is very high, connects to federal / seremban / sungai besi highways.

For own stay is consider great though. thumbup.gif

Some of the reasons

1. Median price is outstandingly cheap compare to nearby service condo
2. 2 parking lot-can be rent
3. Bangsar ia highly densed area with majority of profesional people
-they not targetting student- due to a lot of issues if renting out to student
4.near all the exit
5. Near bandar malaysia
6. Near tasik-noatalgic reason

Thanks a lot for your info bro! I forgot they actually provide 2 parking lot which is good thumbup.gif
