Developer forfeiting deposit, legal? how much?

is there any rules saying that the forfeiting or charging admin fees if you happen to cancel your booking? I was recently charge RM500 by a well know developer in Kajang aka M*H although it was written B&W on the receipt but is charging rm500 for admin fees if you cancel legal?

if ur loan approved but u cancel, forfeited. if ur loan rejected, developer will refund back.

Of coz... Can take ur 500
U change ur mind...
If all buyers change the mind.. Developer can close shop.. If no charge 500
U can try challenge but.. Mostly u will lose

I encountered with a pemaju ask to sign spa after paying booking fee 2k before loan approved. Legal ka if bank loan belum approved and signed SPA?

Legal ka if bank loan belum approved and signed SPA? loan and deposit are two different topic. you can sign offer letter before spa/recommended to sign offer letter before spa to secure your loan as a buyer. it is illegal for developer to collect a single cent from you prior to spa signing. they will ask you to pay to their lawyer to bypass this regulation. if you have any receipt issued by the developer (before spa date) then you can bring your case to tribunal to get back your money.
