Subsale vs Under / Con, macam own stay vs invest or planning for future wor.

The TS stated this one by WCT instead of Pavilion, so I doubt if this would be called Pavilion Hilltop 2 bcz not under the division of lower range in WCT side.

Pavilion Hilltop not bad, quality not bad although pricey but at least quite a lot profile buyers and better neighbourhood.

Did some research on WCT’s end products and it doesn’t look too promising.

If the team were to pull it off, I’d hope that they would capitalize / synergize the experience of the Pavilion / Banyan Tree team now that they share a common major shareholder.

This is one of the last prime parcels in proper MK and it would be a waste if it’s not executed / realized to its highest potential.

my friend staying at hilltop and the workmanship/quality is definitely subpar

ceiling is leaking water and the tiles are defective but the worse thing is management took time to rectify it but issue still reoccur after that.

Should be the best iteration.

Block B of PH1’s KLCC view will be partially blocked

Block A of PH2’s Istana view will be partially blocked

Block B of PH2’s end units (east side) will have KLCC view from the side.

Block A & B of PH2 will either have Istana or Kiara Peak’s landed view…

PH2’s villa will have the KLCC view without jeopardizing PH1’s (Block C) KLCC view.

No way that govt is gonna to approve the access form the highway. This is almost impossible as the nested highway are already very narrow with no road shoulder and super high traffic at anytime.

I think not only the villas. The lower floors, and in fact even the high floors, especially those facing Sprint will be exposed to noise and air pollution.

Anyway, since the brand is good, if it named PH2, then I think it will sold out quickly.

As far as I know, psf for this is def on the high side ie 1200-1300 psf.

This perspective looks a bit ugly compare to the initial one before changes that they showed me.

Not really low density since majority are big units but view is the problem for this.

Hmm, I mean those Block A units facing Sprint and blocking by Hilltop and some Block B direct facing Sprint, although overlooking Istana.

Unable to sell too high dy. Small sizes, 1000-1200 sq ft is about almost 1200 psf.

2200 sf, was quoted around 1k psf

Wonder how much is the villa selling.

2200 sf is around 1.1k psf, middle floors. Maybe 1k psf is for lower floors with tandem/ side by side car park combo

If not mistaken, Seni MK and this project is build on top of the same slope. If you drive along the highway road turning into NSE, you can already see cracks forming at the base of Seni MK.

So something for the Pavilion Hilltop 2 buyers to consider. Because part of the property will not be built on the flat land.
