Havent post any screenies yet
But at my house if use b618 can get 30Mbps
Meanwhile zte only reach 13Mbps

At peak hour b618 can get around 5-7Mbps
Zte max 1Mbps

Same like me.
But my place stuck with 4 Mbps Streamyx.
As long as this Unifi Air is able to give 20 Mbps speed is enough for me.
Way better than my sampahmyx.
So unstable and high ping every night.
No need PM.
Search for Centerpoint Seremban.
My house is within that area.

Seems nearby area there is Band 40 towards Taman Tasek Seremban, but no congestion is seen around Centerpoint. Guess your case is really lucky.

Yep.
It seems they already activated the Band 40 around there.
And I think the Band 40 tower is at the Betaria Business Centre.
Maybe that is why I can get a full bar 4G+ signal at my house and fast speed there.

Anyway is there a possibility that they already upgrade the line there but not updated yet in the coverage map?

What a bad router.
Luckily I did not sign that 2 years contract or will have to endure the suffering of bad speed and disconnect for 24 months.

i tested the sim card on my phone and it worked fine as well(though speed is disappointing)
