For those landed property, which under Schedule G of HDA, what is the expected time frame for each stage??

More concern on Stage 2b as it will be part of my payment as well under 70% loan... My first landed house, they don't really follow schedule exactly where it change from one stage to another instead following the sequence..

Below are my thoughts, any comments? Thanks.
Stage 1: signed SPA
Stage 2a: Piling completed, 3 - 6months?
Stage 2b: Strcuture completed, 3-6months after piling completed?

There is no set time line for each phase as long as developer completed within 2 yrs from yr spa date

Yeahh, but still they usually start with piling and strcuture, the rest maybe not necessary follow steps.. Now landed strata took 3 yrs... So wonder the usual completion time for stage 2b

2b usually will take around 9month to 1.5 yrs

9-18 months from spa, or from piling??

for strata landed, 3 yrs given actually the developer got one year cuti and they can absolutely do nothing.

main contractor actually given 18mths to build houses only, not 24mths.

and main con also usually dun rush in to complete the job earlier bcos developer wont paid them sooner as well.

for landed foundation is nothing.....unlike condo where land clearing +foundation will take 1 yr.

True, one year cuti, one year claim until 80%, half year for the pavement and landscape, half year cuti before VP again

2b itself usually takes approximately 6 months from foundation completion.

And it still does follow the sequence of stages.

So for landed to reach Stage 2B, will be how long from SPA date, assume piling start on SPA date??

So, how long to reach 2B from piling start date??


Yeah first few stages should follow... Seems like about 12months from SPA date?

There or thereabouts lo. What makes you think that it will not follow the sequence after 2b is finished?

Last time they billed me those later stage, like road, sewerage first before go to roof etc..

That actually has been done to high-rise before as well.

Sorry i cant answer you this as i never bought strata landed b4.

All i know is contractor still be given 18mths to build the house and almost none of the strata properties i know have vped one year in advance.

The 2 years of contract period is fixed?
How about those massive project with 1k units landed?

Some projects are 3 years....

Individual title all 2 yrs
Strata title all 3 yrs for landed.

Strata title highrise differ.....need to apply for 4yrs 4.5 yrs, 5 yrs or 6 yrs.
