as my understanding
yard function as laundry purpose.
ledge is for AC compressor . option 1: is install a folding door between yard and kitchen
and add exchaust fan . from the situation now. the yard area become AC ledge area.
option 2 : to relocation of AC compressor to outter wall.. im not sure can be done or not but the ledge wall can be louvre design to match your condo facade.
but this must agree by jmb i think...

normal practice , AC compressor will located at outdoor or disclosure area. like air well so its wont wasted your build up area and ventilated
but if the ledge stated in snp and covered yes its included as build up area
