Well i dont see any losses for the investors since 10-20 years ago.

Even last year when they're "struggling", they can still pay dividend 6.50 + 0.50.

Asb last year drop to how low?
Well, it's still much better than every property that depreciated min by 109k compared to mid peak.

Some compress loan kaki already lelong and homeless sleep at street?

quality vs quantity...

since you mention you can hold for 10 yrs, I assume btw now and 10th yr you will put these properties on rental????

you need to have time to manage all these properties, including paying fees monthly, yearly or one off...…

and with yr salary of 5k...….you need to be careful with yr cash flow also.

600k is not a small amount but its also not 'bottomless'. I support you being investing in property but do think about setting some aside for more secured investment or portfolio investment.

All those properties you mentioned will also require you to pay MOT, Legal Fees etc and for the PPAM and RumaWIP you will need to pay the 10% deposit as well. There isn't any provision for its waiver except if you bought one under the HOC.

Buy an auction property cheap enough and you will come out ahead of the game.

600k is ok with minimal rental rate for owing 3 properties should be no problem..
Properties market really bad now..

Wow.. 600k cash in hand.. I have my opinion, buy 3 kind of house, balance keep in FD, ASB (if u are bumi) etc which u can use it later to finance ur loan. if u stay in KL, i recommend u buy Residensi Wilayah RM300k, Landed property in Klang Valley Area (around RM400K-500K which quite far from city centre) and one subsale apartment which near to public amenities, lrt,mrt etc. 2 house u rent out which Residensi Wilayah u get RM0 or RM100+ cash flow due to high competitors, subsale apartment around RM200-300+ positive cash flow, whereas landed property u stay in. But it up to u, dont buy same kind of properties. Dont buy all affordable homes..

Err.. can u be my sugar daddy.. hahaha kidding biggrin.gif biggrin.gif tongue.gif

I think ts work hard and be discipline to save this.

Many don't even have 100k cash in bank even they're 35 years old above in KL.

Don't tell me they got a lot properties or blax3.
Can liquidate into cash (with market value) baru cakap.

Ts also.should keep emergency funds in case shxt happened.

(Amount = 2 to 3 years of monthly expenses)
Expenses = including everything you need to survive every month.
