Need some expert advice here.

I was about to rent out my unit to a tenant who paid 1.2k deposit in partial payments rm500 followed by rm700. All of a sudden this tenant changed mind and requested to have only rm500 forfeited. By law, I am entitled to full forfeit am I right? However the property agent told me because the 1st payment is only rm500, that amount is confirmed. The remaining rm700 is 50% 50%. Really?

Thanks for the replies. 1.2k is already paid albeit in partial. I am just irked by response of property agency saying rm500 can be forfeited but the balance will be troublesome. The agreement says 1.2k can be forfeited. Otherwise why should there be booking fee in the first place?

You only sign the rent agreenent n rent period starts when the tenant pays full deposit n 1st montb rent in advance.

In yr case yr rent arrangement not even started.

In fact you might need to share yr partial deposit 50/50 w yr agent.
