No. it is not safe to assume.

reason:
1. bank flexi loan is calculate on the remaining balance now ie 500K @ 4.2%
2. from all the post above, you might know it is difficult to buy ASNB unit (unless you are Bumi, then might be easier to max up ASB). eg. if you are full time catcha-ing maybe can get RM100K for month 1, then ASNB distribution will be RM100K @ 5.5% @ 11mths
3. How about the balance RM400K? put at FD for 3%~4% while getting the ASNB unit ?

When I buy the unit, the system is like normal. try rm100 cannot and very sian liao, then change it to rm200. Get it after few try on rm200 target.

1. Is there any specific period easy to get the chance? I read previous post, mostly is beginning of month or after distribute the dividen. Right?
- try small amount ie rm100 during banking hour Mon~Fri from 9am till 4pm. everyday is a good day to bank in.

how come my Maybank ASNB had not update with dividend figure

ASM3 = 5% nett dividend pa.

IGBreit = 4.51% dividend pa (refer https://klse.i3investor.com/servlets/stk/5227.jsp). after deduct 10% withholding tax, the nett dividend around 4.06%.

Sunreit = 4.99% dividend pa (refer https://klse.i3investor.com/servlets/stk/5176.jsp). after deduct 10% withholding tax, the nett dividend around 4.49%

Think twice. of course IGBreit and Sunreit have capital appreciation/decrease which ASM capital remain unchanged.
