 New condo, plan to sell..., Need install TNB?

I will get my condo very soon.

Plan to sell off the condo immediately bcoz high density and rental can't cover instalment, not even close.

I already got message to apply TNB etc. Do I need to do it since i plan to sell.

Do give ur opinion.

Yes... This is my concern too

But, hopefully the management wont make TNB application asa compulsory stepto get key...

Just a few hundreds ringgit, compared to ur house price is like kacang... So if it fussy u, pay n install then claim from new owner..

TNB application is compulsory in order to handover the unit to the owner.

Usually developer will pay the TNB and SYABAS utilities deposit on behalf of owner, then claim back from owner during Vacant Possession (VP)/ Handover keys.

By the way, if you sell immediately after getting keys, mostly will have Real Property Gains Tax (RPGT) incur. Some where around 15%-30%.

Don't forget the interest paid during construction, lawyer fees, agents fees etc... so better think what is the ideal price you want to sell, and margin

What's your holding period? Can you take the hit in this uncertain times? If cash flow good just hold it for few years until can sell at high price, otherwise need to let go at a loss

I mean those basic economic things like US trade wars with China which may impacts on our country economic indirectly. If people retrench or loss job, it will affect their purchasing power.

Plus, there is a lot of supply for housing today. There used to be a time whereby developer can make a profits by selling at a future price. But what happened then there is overhang supply of developer own unit. Don't talk about subsale market as I'm sure need a lot more cash to enter compared with developer unit which no need to have 10% downpayment, rebates, free legal, SnP, furnishing bla bla..

As long as you can hold your investment is good.. price will went up eventually.. when the market absorbs all the supply. But I don't know when as there will be a lot whole batch of VPed house in the upcoming years..

Why did you buy in the first place???

Good luck selling secondary prop nowadays.. Subsale move very very slow + People prefer to buy from developer as they dont have to fork out 10% DP (usually got rebate, discount etc)
