 Property Management Agents., Strategy to deal with them.

Anyone familiar dealing with property management agents?
How does one go about finding a good one? I'm presuming these are not your usual RENs?

Is it better to give all properties to be under 1 agent or separate them? 27 properties in 12 areas and mix between high end and upper mid range types.

Any idea how are their fees charged?

What kind of agent do you need?

Do u mind to share the name of those agent?? What is their rating or ur pass experience with them?
I hardly find a very good property agent in town.
Most of it talk super, do lousy.

Are you looking for a property portfolio manager or a building manager?

These are 2 different persons and their scope of work is very different as well.

Building manager = Person that looks after the well-being and day to day running of a property, think of a Condo or Strata building manager. They need to be skilled in overall building maintenance, laws with regard to strata properties, managing people that does the maintenance and ensuring everyone that lives there pays up.

Portfolio manager = A person that mainly manages your investment properties. Tasks may include finding tenants, making sure rents are paid on time and attending to repairs that may be required from time to time.

Unfortunately both aren't easy to find if you are not willing to pay good money for them.

What is refer is Building Manager, which hardly find a good 1 in market event with high fees.

The persons that PMed, not all of them were qualified to be portfolio managers.

Of the 15, 9 shared their CV while the other 6 were mostly RENs looking for easy pickings or over-claimed on what they did with little to nothing to show for it. Therefore I did not pursue them any further.

Of the 9, 3 of them their CV had plenty of grammatical errors and couldn't carry on a proper conversation in English which gave me the impression they had a poor command of the English language which rendered them unsuitable for this role as most of my tenants are English speaking expats.

The remaining 6:-

i) Only did properties in KLCC area, charged 5% of monthly rental and 10% of any contracts. The other charges are travel claim for each call out was RM50 each trip flat.

ii) This one only did high rise and in all areas. Charges fairly similar to the 1st one but charged a RM20 + RM.95per km travel claim. The only thing was he didn't want to work with my existing contractors, said he had his team which was cheaper but I did not see any evidence that it was and mostly a bunch of lone ranger Bangladeshi.

iii) This one did only PJ/Subang/Sunway and said could do Bangsar as well as Damansara but hasn't done any before. He appeared more skilled at managing places that rents out by per head rather than high end tenancies. Therefore I gave him the skip, He did not charge anything as he worked on the basis of agree on the rental due to me and everything else he collects is his. Wasn't keen on this.

iv) This one wanted to do only the Bangsar area properties as that's where she lives, she has managed properties for a long time but all of them belong to her family. Charges similar to (i) and could do everything and everywhere. She wanted to evict all the existing tenants and put in her own tenants.

v) This one said could do everything, said he works as a valuator for a certain valuation agency. Charges 3% of rental but won't work with any of my existing contractors. Claimed he could get it done for less but the basket of services I asked him to quote for turned out to be 30% more expensive than my regular air cond guy.

vi) This one said could do everything, charged flat fee RM300 per property each month. Call out fees pay the Grab fare submitted. Only wanted the property empty without tenants and also did not want to work with my existing contractors for maintenance work.

In the end decided it was cheaper to have it managed by REAs that are area or certain project specialists to find tenants and have my own contractors carry out any maintenance work.

Yes good ones are hard to come by but they do exist.

Reason why its tough to find one that is good is because most have gone to manage commercial properties or based in Singapore these days.

The other thing, no good ones will do a job where every day 100s of people shout and scream or use you as a punching bag for anything to do with their unit or property.

My place where I am a member of the JMB, we decided time had come to take control of the property before it went into an irreversible decay. Place is a <100 unit condo, 60% owner occupied and the rest rented out, there were around 18 units that were doing AirBNB, 10 the owners were doing it themselves and 8 were rented by AirBNB operators. We decided we had enough of nuisance, filth and harassment as well as dealing with the constant infringement of our privacy.

Therefore we decided to take control, first we hired an ex-PDRM retired ASP to be one of the building managers, we gave him the task that he was in charge of security and collections. Then we took in an-Army retired Major to be in charge of maintenance and day to day running of the place, he had experience with building maintenance while in the Army. Not cheap but since implementing this and updating our security related hardware we have not had a single issue and all within 2 months. Not a single foreign worker except 2 Filipinas that does cleaning.

Effective? Well it worked for us but it certainly isn't a cheap way to do it.

Yes, I know one, located in Mont Kiara. They are not big firm, but very detailed on most of the thing. +60 13-333 9439 JL
