Just a few personal opinions about several South West Klang Valley Landed Properties (medium to high range cost for intermediate/terrace) with some landscaping.

CYBERJAYA:
1) Maple Residence
Each row of houses are spaced very far apart end-to-end, separated by a unique big sized very beautiful central garden. Even the other houses at the periphery away from the large garden are arranged in single rows only with dedicated walk-ways/garden paths, meaning you get to enjoy more privacy (no kitchen-to-kitchen / hall-to-hall type). Strata with private clubhouse. Intermediate houses which are in the central park selling about ~1.1m with balcony overlooking big garden upstairs.

The entire maple residence is elevated higher above the main road and even the artery roads of Cyber which gives it a grand feeling plus-point. Contemporary design theme. Large porch to park 4 cars.

2) Sejati Lakeside
Very large superlink houses. Very very huge master bedroom, fully extended by developer. You can't find such intermediate 3000sq types with such layouts around cyberjaya.

Some Fengshui-centric people may have their own opinions about the entire housing area located at a level below the main road, which is true. After turning in from the main road and parking at the visitor carpark level, you still have to walk a small slope down to the showunit. If you are staying at other rows deeper inside, then this wouldn't be noticeable anymore. Wished the garden walkway paths at the lake border could be wider. Sejati lakeside is exactly at the border (south-east border) for the designated 'Cyberjaya" territory.

Individual title Intermediate superlink at ~1.1m & above. Contemporary design theme. Can park 2 to 3 cars.

3) Mulia Residences
Brown houses (3 storey) with Malay style unique design. Houses are same level as main road.


4) Setia Safiro
Strata Multi phase development terrace housing and condo development, whereby the condo will be at the end/back. There will be a amazing cascading flowing stream running the entire center of the development. Current phase 3 endlots next to the stream will get a nice view with price ~1.1m and above. Spanish theme.

The nearby graveyard not an issue actually because you could not really see the tombstones even when u are standing at the main entrance of the graveyard (unless you are everything fengshui). Only MasReca residents (apartment) probably can see the graveyard layout when they look down, bordered by a wired see through fence.

Phase 1 and phase 2 Safiro houses slightly higher than main road, and not all rows are flat (some are stepped).

Can park 2 cars.

5) SEG Isle of Botanika
Very nice landscape strata design. Just handover from developer few months ago. SemiD facing the large lake and terrace intermediate facing the inner roads, but still can enjoy the smaller waterview.

Some units without rooms at ground floor, while some have a void at first floor to hang your big chandeliers. Large porch can park up to 4 cars.

OVERALL Impression:
Excellent connectivity to KL via MEX or Subang/Sunway via ELITE.
It also has a few big public parks which get totally dark after sunset. (Maybe Local municipal council is saving cost or probably just the low numbers of population in Cyber.)


CANAL CITY (RIMBAYU/ECOWORLD/247/Tropicana)
Quite near to Cyberjaya and with bigger landscaped parks. Big gym/swimming pool complex already completed by Tropicana and shopping mall with open park concept for kid activities by Gamuda 247. Also very convenient with mamak/shoplot eateries/711 with a lot of food choices in nearby BSP town. Public parks brightly lid at night.

Most developers have remaining 1 or 2 phases yet to be launched. 247 still has most of the empty land remaining.

The only downside is the traffic accessibility at peak hours, especially toll-free Kota Kemuning triple roundabout road and Exit to ELITE via BSP toll. Some forum people also said about open burning

GAMUDA COVE
Nice central park concept with triple lakes and future direct connection to Cyber and just next to ELITE highway. Curved bridges above lakes for people to walk and also water ski boats to go under larger bridges, with a waterpark coming soon. Some saying about future direct connection to Canal City but only so much later on.

With ROT, you get to have the brand, strata type with own clubhouse and then very attractive price point for the build up and probably also with future access to the Bund?

But if you focus more on space with fully extended buildup by developer, then can consider Sejati Lakeside

Cyberjaya has drainage to the north via Sungai Klang, east towards Putrajaya dam and a little south (Cyber e-village) towards Paya Indah. There are many public parks which can buffer acute stormwater events such as Taman Tasik Cyberjaya/Cyber Valley Park and other few retention ponds (Raudah City's/Lakefront).

have u seen the man hole is gushing out water when it was raining cats and dogs? i personally saw it when i was waiting at the traffic light intersection near MSIC/McD there few years back.

Hope that its just trapped/sewage gushing water. But no matter where it is, flash flood is mostly unavoidable due to heavy rainfall over a small area of land.

Road development already completed long ago but now with many potholes due to heavy vehicles, especially outside CBD area.
