 Subsale - Bare vs Renovated Unit, Which one is more worth it?

Which one is more worth it
 
Bare unit in original condition as bought - 370k [ 5 ] ** [55.56%]
Renovated unit with kitchen extended, kitchen cabinet, auto-gate, and tiling done. - 430k [ 4 ] ** [44.44%]

I am thinking to buy a single story house, 20x70 at Johor Bahru Area, built around 10 years ago i think, after few months long survey basically the pricing is like this.
1. Bare unit in original condition as built - 370k
2. Renovated unit with kitchen extended, kitchen cabinet, auto-gate, and tiling done. - 430k

That's a 60k different between two types, I am wondering whether to buy an original unit, and renovate myself, or just buy the renovated unit and be worry free?

10 year old renovations?? Tiles and autogate are probably out of date by now. Also you would never know whether the structure is one that was properly done or "cincai grade"

Only renovations worth paying a premium for are things such as the house has a new roof, new wiring and new plumbing and even then I'd want to see some evidence that it was properly done.

The only value is the kitchen extended . Tiling, kitchen cabinet, autogate and all may not be to my liking and definitely have to be 2nd hand price.

If I I would only put a value on the kitchen extended.

Need more details especially on the kitchen extended portion.

As others have highlighted the only possible return value is kitchen extension however subject to size and how the kitchen extension is done.
