 AirBnb Concept / Long Term Lease in KL

Hey guys, I'm about to get the keys for my 2 bedder condo in Bangsar South.
I will need some sifus advice here, whether I should renovate for Airbnb or Long Term Lease. I was first intended to purchase it for AirBnb business. However over the years, I see there is very fierce competition in Airbnb business especially in KL and Bangsar South area.

I hope some sifus or Airbnb business owners can give more insight on the business. Perhaps can share where to get more information of the statistic on the area. I'm more concern on the occupancy rate for the business in current market. Is it still viable to proceed with my initial plan? Is it better to manage ourselves or thru Airbnb operators.

airbnb. my housemate did that at klgateway and pj s13. 20-24 days per month got booked checkin. 150-200 per night per house. ez money.
