for the fees of PM companies, they generally have a recommended scale to charge. usually based on % of the revenue or sf of the development.
it would be good for you or the committee to hold a yearly request for fee proposal (RFP) exercise for others to submit their bid to manage your prop. the tricky part is getting "equivalent" participants.
i.e. you don't call a perodua to participate in the RFP against a BMW or Benz.
anyway, am glad the edge has just started (since 2017 if i am not mistaken) recognising best managed prop events.

thank you for your prompt answer sir, and i agree for the need of like for like comparisons, thats why im asking for personal experiences so as to reach a consensus on who is the best overall, who gives value for money services, who talk a lot of hot air but then are inefficient at their jobs for examples.
i have just approached henry butcher MK to see what their proposal is but since ive stayed in the company, we have had 4 building managers under the current management team:
one left soon after i bought a unit here to go start his own non related business
one died suddenly
one was absolutely terrible and useless and didnt last thru the probation period
the latest one is decent although we do feel there is still room for improvement.
would really appreciate personal insights into the various top tier companies in property management companies in Malaysia as well as solid recommendations on who to approach for parallel proposals to consider
