1. What is Home Ownership Campaign (HOC) 2019?

HOC 2019 is an initiative by the Government to address the property overhang issue in the country, and to further stimulate the housing sector. As such, the Government offers stamp duties exemptions on Instrument of Transfer and Instrument on Loan Agreement.
The Campaign is open to ALL Malaysian individuals.

2. What is the duration of the Campaign period?

The Home Ownership Campaign 2019 period is from 1 January 2019 to 30 June 2019.

3. What are the eligibility criteria for exemption?

The Sale and Purchase Agreement (SPA) must be signed within the Campaign period.
Exemptions are applicable only for residential properties (including serviced apartments) that are completed or under construction, and governed by the Housing Development Act with valid developer’s license (DL) and advertisement and sales permit (AP) and/or Certificate of Completion and Compliance (CCC).
Only residential properties in the primary market are eligible for the stamp duties exemptions, thus sale must be from a developer to a purchaser.
A minimum 10% discount must be given by the developer, provided that the residential units are not subject to Government price control.
The discount is given based on approved APDL pricing and must be reflected in the SPA.Eligible properties in Peninsular Malaysia must be registered with the Real Estate and Housing Developers’ Association (REHDA) Malaysia, while eligible properties in Sabah and Sarawak must be registered with Sabah Housing and Real Estate Developers Association (SHAREDA) and Sarawak Housing and Real Estate Developers’ Association (SHEDA) respectively.

4. What is the amount of the exemption on Instrument of Loan Agreement? Is it based on house price or loan amount?

The amount of exemption on Instrument of Loan Agreement is 0.5% of the loan amount.

What's ur plan after retirement? Stay at rural area only? Definitely not right.. Well, staying in city of kk is good to enjoy scenery, shopping, food, facilities etc. in fact driving to mt kinabalu jz abt 1 1/2 to 2 hours, and costal abt 10min ride frm City..

Still legal to do airbnb with residential title? I think now most operator are still operating at residential properties for AIRBNB. Only some are commercial title.

KK council had passed a (SHORT LET) BY-LAWS, 2017 to enforce this.

Personally, I feel like investing in Sarawak, Kuching especially is better for retirement. KK much inflated by sudden influx of mainland Chinese, price driven up so high that I don't think its worth it to buy kk anymore.

Personally prefer Likas or Penampang area or should I say I preferred it more when it was still mostly paddy fields.

Tamparulli? Prefer Sepanggar.

I still have 20 years to go till retirement.

Not sure what I’ll do in retirement beyond going for lots of off-roading and building even fancier off tossing rigs than I do now.

If one could take highway straight to Rome, why need to go through Sahara and Siberia? Property is not the only investment option available. Not that there is a housing shortage or demand in kk.

Only re agents and those with vested interest would encourage others to buy something unlikely to appreciate for next few years.

I was told by my ex-colleague that most of Kuching land is leasehold...and not up to 99 years...only 60 yrs. Is it true?

Compare to Johor, Sabah does not have many mainland chinese investing. Many expats investing yes, but not many mainland chinese. It is still not the main factor that drive up the property price in Sabah. Now its mainly due to tourism.
