I never deal before any expats. So ask sifu opinion. What to aware and etc 😬

A few things to consider:-

1) Is the agent legit?
2) Ask for an interview.
3) Ask for some references.
4) Does the potential tenant have a source of income? Is it contractual or freelance?
5) If it is an extremely expensive and fully furnished place would the local employer be willing to sign as a guarantor?
6) Would there be an "easy break" clause in the event the tenancy must be ended early. (Common with diplomatic corps and O&G as well as some international school teachers)

The agent is legit. After both viewing the units..here my though:-

Prospect 1 -
1) seem like not interested. When visit the unit like very rush and want to rush to airport for flight (carry luggage to visit the unit)
2) due to her boss is stay opposite tower A of the condo. Then she only choose to select smaller unit which is Tower B.
3) seem like not a choice of my unit.

Question here for prospective 2
1) She doesn’t have any working visa here. Just tourist visa
2) She said “I’m gonna do a visa run and then go to Korea for about a month in September and come back and do another visa run - that makes 1 year”

Hmmm here some of my conclusion.

Do tourist visa can do rental here? Is the rental agreement ok with tourist visa? I don’t think so able, if not mistaken only working visa or student visa.

P2, Qs:-

On a willing buyer willing seller basis.
However I would caution against renting to such people as she could very well suddenly be denied entry on one of her visa runs. You could however ask her Malaysian bf to sign as a guarantor.

P1 seems like a high flyer so may not be a bad choice.
