Has there been a property that the first time you saw or came across it you said to yourself I would buy one without thinking twice thrice or 10x?

Which property was it and what was it that made it a love at first sight property?

are you referring to undercon or subsales?

for subsales,
there has been some landed properties which i passby and thought to myself it's really nice and a piece of art for a reno well done. but that's external. can't view inside though.
i remember viewing one house in subajg jaya few years back. it was so well done both internal and external that i was really really attracted to it a lot. ultimately did not offer because did not want to move to sj from pj.
on highrise, i don't think i have visited enough to get that sense yet.
PS: have visited 5stones, binjai on the park, park7, oval, meritz, etc. but all also still mixed feeling. maybe bcos i don't like the location or maybe i just don't like living in highrise.

for underson, everything belies in its showroom.
for landed, i thought the keris development in ipoh did a tremendously good job. i was so in awe that for <rm400k you can get a 3 storey semi dee or something that i almost dive in.
for highrise, i am fortunate enough to be able to visualise pretty accurately of the bare unit that it will be delivered hence diminishes the sense of buying it outright.

to achieve what you are saying, i think the subsales factor apply where you see the product as is where is basis and whether you are highly attracted to it or not.

It took only 30min for my wife and I at the gallery before we placed booking. That’s my wife decision as she likes the garden and layout.

I haven't own a house yet, but last time when I visit the Guocoland property showroom, their Emerald Hill concept looks really good.

But after I found out the property project is surrounding by the PPA1M, suddenly I lost the interested.

investment property: during the height of the OnG recession, a bumi was selling his nonbumi student accommodation unit at more than 100k lower than market also due to bad condition of unit and bad number (to chinese). he already had a buyer but that guy was kiamsiap and negotiating the last drop of blood (agent said he lowball for at least 5-10k lower).

i heard about it and straight away wrote the cheque, take picture and sent to agent and insisted to view and pass him cheque that same day.

before formalities complete, alr negotiate with owner to take key early for a few extra k to rush reno right away. no regrets, unit has had 0 downtime since i started, about 7<% yield.

Scenaria @ North Kiara.

Really liked the facilites and the nice landscaping but after looking at the not-so-nice surroundings and seeing how crappy Jln Segambut is, I lost interest in it.

property has always been an emotional purchase more than anything else.

Here are 4 that I had a "I MUST own this" the first time I saw it.

1) One Menerung. Loved how it was presented and we had good ties with the developer. My dad booked 4 including one under my name.

2) The Avare. It was presented as a 6* experience and the sales gallery did not fall short of delivering unfortunately on VP it was closer to a 3* experience. It was the last high floor unit on the size and facing that I wanted, had to have it and made do without that Alfa Romeo that I had been eyeing.

3) Cantara Residence. Loved the concept, the iconic looks of the structure and it was exactly what I was looking for in a place to live. Good rebates and a nice layout sealed the deal for us.

4) Park Regent (DPC R10). Double balcony and fantastic views of the park. Will definitely book one.

I saw sun u residence for sale at rm440k back in 2009. I didnt have the money, and my father was not invsstment savvy.

Rental was rm4400k per month and occupancy was always full due to proximity to sunway uni. Last for sale i saw was at rm1million, that was almost 3 or 4 years ago. I still think about that property. I still have the email from the real estate agent.

If i had more experience i would have found a way to finance the property.

off plan if developer made up sui sui show village or show units, hard not to move your heart.

For landed, it has to be Desiran in Bandar Kinrara. On a hill, small density, and free 5ft land at the back that doesn't belong to homeowners. I never gave an offer cause the owner was a snob and the price was just too high.

For apartments, I would say Five Stones. It could be very well be taken over by Setia Sky Seputeh cause the layout looks impressive but I have yet to see the units yet.

I did remember one of the forummers who bought Tropicana Aman with his wife after 1 hour viewing the showroom. Most likely impulse buy XD

It took me random search.on net with this property.
Loved the facade and layout.
Sent an email to them immediate and the sa replied within 2 hrs...2 units left.....

Then she faxed me rest of details (yup it was fax era).
Iwith location n master layout plan.

I rush my sister to gp to sales office to psy thr booking n i flew back in 2 weeks time to seal the deal.

Just bouggt with sight of 2D papers. Still love it til today.

I wouldnt bore you guys with my next lofs

Didn't know that student accommodation can also be sold on the open market. Thought that Sunway will prefer to make money from student rentals than let some Tom, Dick and Harry buy up those units and let them benefit from the students renting there. hmm.gif

corner lot shop office at bukit jalil.. almost completed at that time, found out it was still available directly from developer. somehow.. offered 3.28m, by the time gotten the financing, they sold to one of their other customer at 3.26m..

reason? 1st tenant started with 12k rental at ground floor, still around till today, whole block already secured 22k rental abt 8 years ago, thereabout.. bought some insurance, not a total miss though..

Generally, most of the products from SDB is almost love at first sight (except for their rubbish Laman & Bayu). They go the extra mile with their projects by adding sculptures, fitouts that are not tacky otherwise, hiring award winning firms to ensure the products stand out. Feel like they don't shout enough about this in promoting their products. Most of their layouts are also orientated to have natural light flooding into the units.

Price-wise, its always on the higher side, but they put in real thought into the brand and soul of the development.

However for me, I've seen some show units that were made up "sui sui" and said yuck this is not for me.

1 that a lot were wowed by but turned me off was Trinity Pentamont. Thought it was overdone and made me question what they were trying to hide. I mean seriously who the eff has shoe cabinets that looked like a showcase?

They were foeced to sell when they encountered financial difficulties in 1998. There r 2 blocks. 1 was sold. I heard a lady had 20 units. Worth more than 20million now.

establishment - like the design language, cap appreciation and healthy rental yield makes the purchase even sweeter

5 stones - bought, stayed and sold for a landed. really zen place but expanding family means a bigger footprint for the house.

kinrara residence - great concept with club house, show room was beautiful, pulled out last minute as head took over the heart, in hindsight was a good decision considering MS quality

No la, my level hasn't reached as high as urs, buying landed haha. Now still in the process of highrise but definitely will be getting a landed in a few years.

Yep, quite lucky there. Even one SA stationed at the United Point sales gallery even pointed out that the prices of the newly completed properties around that area will remain stagnant for quite some time. Probably once United Point is complete, hopefully it will provide the much needed catalyst for that area. Better still is when the KTM train frequency are on-par with both the LRT and MRT.

Not to mention that there are a number of auction units of various sizes appearing on iproperty, propertyguru, etc.

Never had it with property....only cars. Property I fall in love when the price offered is 15-20% below advertised prices online. Very hard to get but they are there.

ECOWORLD brought it back to life in eco frorest, now Gamuda copy gau gau in 257 and Gamuda cove...….aisheh…..

Ytl hotel background at least make the place more palatable beside the iconic curve.

If other developers developed it...it will be like abang adik of uoa products.

Yes it is. I was actually eyeing this location for the future since the 999 units were going at a decent price to start negotiating....but when I heard the maintenance it really put me of. The rental is rubbish if you factor in the maintenance. Unfortunately they have no choice...since you can see the garden area is really well made and they are not very high density like Fennel.

Haha.. ive been in and out of that condo. Have rented out over 30++ units there so far and counting.

The cons are airbnb. Its lucrative for airbnb but when you have airbnb operating there, it looses its charm n appeal to long term tenants as well as causes long term defects to common area. The management should be more restrictive towards airbnb guests and to limit the number of checkin guests.

Finishing is not quite good, common defects problems include mouldy wall, same stretch of units affected. Ants on wall. Dont know why the walls are perforated with ants?.. Developer bear no responsibility in that. Some units are facing cem.., but still able to.rent out.

Generall its all about location location location....

Generally taller individuals will be put off by the ceiling height of loft. And not kids friendly.. Especially toddler. Ideal for expats or locals looking to stay near kl sentral or little india.

My free humble and honest opinions.

I don't think there is min height requirement for loft. Empire Subang Loft is only 15', both floor added up.

Arte CHeras is 13', both floors added up. Sie mei?

only duplex proper have almost equal and livable 2 storey.

if you know what is the different btw loft and Duplex

Normal, anything from SDP will never be cheap especially when it is a low density place.

The glass window at the corner was what attracted us to it also.

There aee 3 types of 861sq layouts...

This tis of layout was made popular by sdb but sdb got balcony n yard...which is much better as condo living.

Sdp one macam tropicana design.....

Maybe its cheaper to build apartments without balcony....

Industry 3 residence @ wangsa maju/setapak.

Saw it recently after with the soft launch of Avila and very impressed. At the time of launch, the pricing was like 700-ish psf (if I'm not mistaken) and the end product is beautiful. Beautifully landscaped and maintained and full marble flooring. Wow.

Should be the Type B as not all the 861 has that corner glass.

Personally not big into balcony but a yard is an absolute must. One good thing about the design, the A/C ledge are built within the yard rather and next to the kitchen rather than outside a bedroom window.

For Lot 15 my choice of units are the Type F, some of them can get 3 car parks.

Corner glass is the bay window found at some unit types at Lot 15.



You can see it at 0:36 onward.

SSS is certainly a nice building, big glass areas.

Definitely an expensive place to buy but that location is good.

Ultimately for RM3m I will find it difficult to justify though as currently you can get units at Binjai On The Park or Troika for the same money.

its called L shape frameless window.

Sime called it bay window bcos bay window usually comes with a sitting area in front of window but not all bay windows are L shape.
