Hi Lyn members,

Received my house key and plan to change the sliding front door to safety door. Mostly the changes required to add extra brick wall around the side of safety door. Will it void the 2 years warranty of the house?

If no, what other renovation that will void the defect warranty other than major renovation?

Normally once you proceed with the renovation works, you will void the warranty to the unit unless the defect is so obvious that is not due to your renovation works.
However, i suggested u to do the following:-

1) Submit your defect complaint form to developer sooner possible and list out all the defect with photo and layout plan
2) Under standard Schedule H, developer have 30 days + 30 days to rectify the defects, failing which u can based on SPA clause to engage third party contractor
3) So if under this scenario, ask your ID renovator to rectify all the defects and back charge to developer while this renovator will bear all the warranty to u. Subject to your appointment to him.

So, with that, the additional works like changing the door u can ask the ID renovator to do. When they carry out all the work within ur unit, u should able to ask them give u warranty.

TQ
