I got contact from my agent that now they are pre-launching the new "Dorsett WaterFront Subang"
they open for registration slot with 3k cheque, their official launch will be in next month.

any suggestion??

the story i heard is the developer had finally won the court case against with MBSJ and no more appeal, so now they launch again price starting from 300k, fully furnish and freehold, i think not bad for investment lar rclxub.gif rclxub.gif rclxub.gif

Mayland Bhd...same developer who constructed Eve Suites at Ara Damansara correct?

Eve Suites had a lot of delays I remember because I almost put a downpayment for that project but backed out last minute. I followed the progress.....lots of stress for investors who had to wait extra 12 - 15 months.

anyway, buying for investment 300k fully furnish in Subang Jaya, consider ok lar, moreover currently they haven conclude the information, just putting 3k cheque for the first batch on official launch day. they confirm not to bank in until that day we have pick the unit then proceed, nothing to lose lar. hmm.gif hmm.gif hmm.gif

the reason i pick this project is because of the location and price, kindly see my previous post, whether is good or not, wait til official launch then will update more.


although they did have bad history, but as i know that they no ABADON project happened before. Compare with an incident happened recently that an uncle smash the 2 mils condo around KLCC area and is built by an exclusive developer. so how you should define which developer is better???

The layout I seen is like hotel room size...

Not sure if it's worth it

This developer is excellent in future pricing. Their completed projects can show how much profit buyers can make.

Nowadays studio concept doesn't work anymore... Next time wan to sell is hard as studio concept can't fit family usage

Better invest in those proper layout with 3 rooms 3 Bath 2 car parks project have more potential of growth

Some more this dorsett project no free car park

It was officially launched today.
Three towers, A B & C.
Tower A was launched with 60% booked, but B & C towers were stated for future launches although some buyers already placed their booking.
ML mentioned they will build a back access road for residents on top of the mooson drain towards Jalan Kemajuan
ML also giving the option to buyers to purchase parking lot at RM18k per lot
ML is providing additional 2% rebate on top of the pre launch discount of 20%
Loan amount can only reach 70% from most banks

I have placed my booking, but still feeling not positive about it after reading all the previous buyers nightmares on the LAD, defects and customer service.

At the same time, Sime also promoting its Aurora service apartment. Maybe I should consider that place, but no more greeneries, just noisy roads.

Hope to get some good inputs from the experts here. Thanks

Compete with other units at the apartment itself and in SJ area + hotels nearby such as grand dorsett itself & holiday villa. If thinking about airbnb.. Dorsett hotel you can get around RM200-220/night , holiday villa RM1xx/night.

Thinking about renting it out to students? They have better choice in SS15 (Grand SS15) + here they have lrt nearby.. Not to forget the apartments in SS16, near to LRT subang jaya, got shuttle bus to/from INTI at the station..

You need to consider, what is this project's advantages compared to the rest in the area.

The access road will be built above the monsoon drain next to Subang ria and I have checked with MPSJ, this is the only allowed way without encroaching into the park.

I have the same thoughts too over the potential rents when ML shown me the guaranteed rental returns. There are just too many options for tenants to choose from especially in SJ. Let's see how it goes, I'm still on the fence. Thanks for your input

I think you are mistaken holiday villa with holiday inn..

check the price youself..

I stayed @ dorsett a few times this year, Dorsett price everytime I check is always higher than holiday villa subang.

priced based on Agoda.. I normally book my hotel room using agoda.

Dorsett is 4 star.

I went for their dorsett hartamas which they stated completed...this developer throwing rebates that u buying now even cheaper than launching time lol rclxms.gif ...also their so called completed project is not complete when I view the actual unit....u may even see the bricks shakehead.gif shakehead.gif . Agent told that if u buy now and need to wait for more 9 months to get the keys doh.gif doh.gif
