If price of property was 500K, his downpayment would have made it 450K....

And the best part, my calculation if u buy cash. If hutang bank, interest will wipe out the 6% yearly profit. sweat.gif the property need to appreciate even more to make money...

That's why when you buy a property you need to make sure it's easy to rent out and the yield is decent.

The fools buying overpriced property and saying "its ok its for own stay and it's an asset" almost always get a very rude awakening when they have to cash out. The people who drank the kool aid between 2009 and 2013 think property will always appreciate by 20% every year. biggrin.gif

From this thread, it seems many poorperly investors don't consider loan interest paid.
