True.. so what do u think? Instead of leaving all to risk, what not buy shares and ASBN or for non bumi buy ASW or AS1M.

I rather put in FD then rent out that give me 3% and hope for the best.
Pakatan tak ada harapan destroy all hope of Msia recoverying in the next 3 to 5yrs. I hope RM drop further as I dont earn in RM.

Exactly my sentiment.....most of these rental investments can only get marginally better returns than good ole FD and you have to put up with hassles of tenants and maintenance.

As for capital gain sadly under PH it is very unfavorable in this current market condition.

8 years ago, close eyes and buy anywhere betweeen 350k - 600k range (assuming decent location, not cyberjaya or putrajaya BS).....you can cover installment.

Today...you need to be a pro. AKA, lot of patience, some intelligence, and lots of negotiation.

So read up online and work on your negotiation skills.

No need 8 years, 4 years ago prop can more than cover installment with cap appreciation. Key is location n entry price.

I will never bank on capital apprecation, I only care about rental vs installment. Any capital appreciation is just a bonus for me, since everything is paper value until sold off.
