May I know which subsale/new prop rental can cover bank installment?

1) Budget below rm600k
2) Assume 25 years loan tenure and 70% loan amount
3) Prefer at least 6% ROI?
4) Any klang valley prop
5) Prefer condo/landed, not low cost flat
6) Not auction property
7) Prefer prop with walking distance(less than 400m) to LRT/MRT/Monorial

By doing this method. Example Casa Green, Bukit Jalil.
1003 sqft, 2 car park
Price at 500k (asking).
Rental 3k++ by doing the method below:

I always thought partition / subletting by room basis normally happen at lower end property such as flat or medium cost apartment. But guess I'm wrong. This bad property market today, I think force people to be more creative. Yes, this occur at Casa Green Bukit Jalil. A 500-600k property.

It's like asking who has extra money ........can put into my pocket or not.

Seriously successful property investments requires market intelligence and hard work. You can get advice from the many realtors around where you want to invest. I am sure many can steer you to their "sound investments". Whatever you get here take it with a pinch of salt.

Lmao. I cannot imagine anyone would live in the converted bedroom place. While it is very creative, 5 units will probably command utmost 2000-2500 - normal 3 bedroom per room rate. Your typical apartment circuit breaker would not be able to sustain 5 ac, definitely not Casa Green. Another thing is, I highly doubt anyone would rent the rooms if the asking price is around 500/room.

Create more room to get higher rental, as method show by Bos Tupai.

I think Bjorn1688 has a unit in Sunway Velocity. He buy very expensive. Can get 7%-8% ROI. He sell to you at 1100 psf, he will lose the opportunity but you can grab it
