Very hard to say leh. Close to federal highway (for both sides) would weigh far more on (+) than (-). The accessibility is just good.

Could be the very same reason why some love to say MRT/LRT/KTM despite train sound.

If the starting price is around that, the psf would be around 850psf. A bit steep if depend solely on Empire
