KUALA LANGAT, 12 APR: Kuala Langat bakal menjadi destinasi percutian keluarga apabila tiga taman tema tersohor, Universal Studio, Fox World dan Disney World siap dibina nanti.

Dato’ Menteri Besar, Amirudin Shari berkata, tiga taman tema itu dibina ekoran kawasannya yang strategik daripada sudut pembangunan di Selangor.



Katanya, Kerajaan Negeri sudah menerima beberapa permohonan daripada pemaju di sekitar sini bagi melaksanakan projek terbabit.

“Tiga taman tema itu bakal dibina di jajaran sebahagian Kota Kemuning sehingga berhampiran Sijangkang memandangkan ia antara kawasan pembangunan yang begitu pesat.

“Kuala Langat menerima pelbagai pembangunan baharu pada masa kini dan jika dilihat ia antara kawasan yang amat strategik untuk membangunkan taman tema,” katanya.

Beliau berkata demikian ketika ditemui media selepas Majlis Penyampaian Sumbangan kepada Masjid dan Solat Jumaat, Masjid At-Taqwa, di sini, hari ini.

Beliau diminta mengulas berkenaan Majlis Mesyuarat Kerajaan Negeri (MMKN) yang dipengerusikannya pagi tadi di Pejabat Tanah dan Daerah Kuala Langat.

Sementara itu, Pegawai Daerah dan Tanah Kuala Langat, Mohd Jusni Hashim berkata, Kuala Langat bakal menjadi destinasi percutian keluarga ekoran pembinaan taman tema terbabit.

Katanya, keseluruhan pelaburan itu membabitkan kos lebih RM15 bilion dengan keluasan melebihi 800 ekar.

“Saya amat optimis projek ini diluluskan Pihak Berkuasa Negeri supaya ia dapat menjadi mercu tanda paling gah di Kuala Langat satu hari nanti.

“Oleh itu, memang layak daerah Kuala Langat dipilih sebagai The Most Prefrered Destination for Investment by District 2017-2018 anjuran Invest Selangor sekali gus bersesuaian dengan status bakal dinaik taraf kepada perbandaran,” katanya.

These theme parks will compete with Singapore Universal studios in term of attracting tourists in the south east Asia region. If we connect these theme parks with transportation infrastructure eg ECRL, Asia biggest low cost airline, Air Asia, HSR and good highways...we may give Singapore a good run in attracting Asian tourism dollar.
I think Disney Parks eg Disneyland, Animal Kingdom, Epcot , Hollywood studios, Fox theme park would be ideal .

The Fox theme park in Genting already cancelled. Disney don't want to have anything to do with gambling and casino.
Fox has been bought by Disney.
All these won't stop Disney from partnering with another Malaysian conglomerate to develop a Disney or Fox theme parks in Malaysia.
I also hope the Selangor Menteri Besar bukan angan angan saje.
The fact that these come out from the Selangor Menteri Besar mouth. There must be some planning and proposal under planning. Just wait for the official news.

The only big plot of 800 acres land in Kuala Langat that is between KK and Sijangkang is the Felda plantation land next to Taman Sijangkang.

Neither is Singapore, Iskandar Johor, Tambun Ipoh or Sunway Lagoon . The weather does not stop theme parks from being developed.

Yes. Just wait for the official announcement when the time comes.

I find it interesting that two related news comes out on the same day.
1) The reroute of ECRL to use the southern option and at the same time, the official MRL graphics shows https://www.mrl.com.my/BM.png that there will be a new station at Kota Kemuning/Canal city vicinity out of nowhere.
If we look at the initial realigned ERCL map that was distributed on the media, the proposed station is just on the north of Kuala Langat district line. The lines on the map represent each district border in Selangor.
The proposed station is at suspected at where the red star is on the Google map.
(based on the Kuala Langat district borderline on Google map).

2) On the same day, the Selangor Menteri Besar announced that they are in the midst of reviewing approvals of major theme parks construction to be located in Kuala Langat district. He mentioned that these theme parks are located in land in between Kota Kemuning and Sijangkang at Kuala Langat district. Investment worth 15 billion on 800 acres of land.
On the google map, the only 800 acres available between Kota Kemuning and Sijangkang is on the Felda land highlighted by the blue star.

In a sense, these make sense, we have ECRL rail connections that bring loads of tourists from Putrajaya/KLIA/Bangi HSR to the theme parks. The proposed ERCL station could also be connected in the future to the Johan Setia LRT3 line and Putra Height LRT lines to form a big Klang Valley LRT circle loop.
This location is well connected by highways e.g. SKVE, WCE, and KESAS which can bring local tourist to these theme parks. The Boustead cruise ship terminal is nearby, which can bring loads of cruise ship tourists to these theme parks.
If these are Disney theme parks eg. Disneyland, Animal kingdoms, Hollywood studio, Epcot center https://disneyworld.disney.go.com/destinations/
It will nicely compete and complement the Universal Studio in Singapore with both nations air and future HSR connectivity.

Well those are 'Chap Palang' type of theme park ...wont make much differences to local properties market.
Even those mainland Chinese theme park e.g. Wanda etc, dont have a global star power like a Disneyland and Universal Studios. When we have a major player like Disney , they will work their magic. Low value agricultural land (Felda/Felcra land) will transform into high value land. Many agricultural land owner near Johan Setia will be an instant millionaire should a big player like Disney decide to invest here. This may be a win win solution to solve the yearly haze issue at this location.

Well the reason I speculate it may be a Disney theme park are due to

a) Selangor Menteri Besar mentioned "RM15 billion theme park investment on 800 acres of land".
There are not many theme park companies in the world that can risk that much amount of capital.
Disney and Universal Studios are the top two in the world. Another Universal Studios doesnt make sense as we already have one nearby at Universal Studios Singapore.
FYI, Disney invested usd5 billion for the approx 900 acres theme park at Shanghai Disney in 2013.
With the current trade tension between US and China, it make sense to diversify their investment into other parts of the emerging markets e.g into South East Asia. etc
Genting Singapore soaring net profit led by the USS theme park (non-gaming revenue) has indicated that there are market and money to be made for theme park here in South East Asia. https://www.businesstimes.com.sg/companies-...-business-grows

b) As recent as May 2018, Disney CEO is looking to build a new theme park/opportunities in other parts of the world.

Disney CEO stated ' A new theme park in other part of the world is inevitable, but not immediate'.
One of their objective is to attract the wealthy Middle Eastern and South Asian customers.
Malaysia is well position for attracting tourism dollar for these type customers.
In addition to that, we also have an emerging middle class markets here in South East Asia (Indonesia, Philliphines, Thailand etc) . Total South east asian population is 661 million people is fairly sizable. https://www.worldometers.info/world-populat...sia-population/


We will see if the new Selangor Menteri Besar has any credibility on his words when he decide to release the negotiation news into the local media.
Obviously, as the Menteri Besar has mentioned these are still under negotations but he is optimistic.
A deal may not happen if parties cannot comes to an agreement on the terms.

These warning are for US citizens. Nobody/Very few from US will come to South east asia for their Disney theme park.
Their new focus are emerging middle eastern, south asians and emerging south east asian customers.
FYI US have travel warning to China also for US citizens, that does not stop Disney from investing in China.
