I am renting out a dual key condo.
One 2 bedroom and a studio.

Studio has been occupied for months using about RM70 (300kWh)
Now the 2 bedrooms has been rented out but the problem here is asking the studio tenant to pay only RM70 based on their usage is unfair as the base 200 and 100 kWh is cheaper and 300 above is double the price. In this case how should I advice the tenant on the bill?

kWh
200 RM0.218
100 RM0.334
300 RM0.516

Install seperate meter for each room. That's the most fair calculation especially if each room got aircon usage.

Here an example (you can scroll straight to minute 3.30):

So you know current studio tenant roughly RM70

So, the rate
kWh
200 RM0.218
100 RM0.334
300 RM0.516

mean
1st 200 is rm43.6
2nd 79 is RM26.4

total rm70

So you got 3 tenant now totally
so divide each cheap block
1st 66
2nd 33

66 x 0.218 = RM14.39
33 x 0.334 = RM11.02

So for 279 unit usage
180 x 0.516 = RM 92.88

Definitely your Studio Tenant will be extremely upset...
now he/she will be paying RM 118.29

Thanks!
At first I was thinking to

Bill/KWh=x
X*279=bill

But this is quite fair for the studio tenant to pay more right

hi everyone,
if got sub meter how are you going to count the electrical bill for each tenant? because the bill does separate the usage of each tenant and is it fair for the tenant by using the calculation?

sub-meter only calculate the usage of that split unit. My guess, you see the total usage less out the sub meter usage and find out the usage for other unit. Then need to do calculation accordingly and let each unit benefit from the subsidised portion equally

IS IT INSTALLING A SEPARATE ELECTRIC METER A BETTER CHOICE FOR LONG TERM USE? MEASURING THE USAGE IS A BIT HASSLE FOR BOTH OWNER AND TENANTS. sad.gif

Agreed on a fix monthly payment. Assuming ac is the only heavy consumption electrical item, then based on 12 hours usage daily.

Give and take. Weekdays when tenant is not at home the entire day, usage will be less. Weekend may be more usage.

Agreed on review time frame ... maybe twice a year for either increase or decrease in payment.

One can also go another step by installing a timer. Set it for 12 hours daily so the max usage is 12 hours daily. Have a small wall locker for the timer.
