Is Regalia residence worth buying now for investment? If you are the owner or tenant, can you advise what is the condition of the condo now, in terms of management, maintenance, facilities, even human traffic. Any advice is appreciated biggrin.gif Thanks.

Not just applicable for Regalia but also other prop selection

assuming one already know all these :
1. Planning stage - what to do with a property before purchase,
what's your entry price to to purchase a product like Regalia vs other similar product
(similar products means - similar demographics, USP, accessibility, type of product, age of product, etc..)

2. Demographics - Know your Tenant - already know the tenant target, how much budget of repairs, reno to put in,

3. Rental range vs Type of Layout - what's the rental like, which size & which layout to choose which gives you the best return

4. Entry price point - what's the target entry price, whats the transacted price of similar products, so that u don't over pay it

5. Game Plan - what's the game plan like ie if hold, how many yrs to hold, what's the exit strategies like.. buy with the end in your mind

6. Supply of Competitions - knowing the current and upcoming competitions from similar or complementing products..

7. Upcoming catalysts - infrastructures that will benefit directly/indirectly to the development

and so on..

Because without know all these fundamentals of property investing, and just pick on just price OR property is still ALOT RISKIER regardless of good or bad properties
