bigger house 3R3B, 1082 sqft (means more money to be spent on furnitures/renovation)
high entry cost (around 10k)
lower monthly installment, including maintanence fee (1600+/-)

or

smaller house 2R1B, 656 sqft (less money to be spent on furniture/renovation)
low entry cost (2-3k)
higher monthly installment, including maintanence fee (1800+/-)

For single or couple stay can choose smaller house. Easy to clean up

Are they both in the same neighbourhood?

Seems they must not be apple to apple as there must be something else the smaller place is offering to be more expensive.

it can be both for own stay and investment, depending on the situation.
if for own stay, for the time being it is only for one person. no plan to have kids within 2 years from now.
no problem based on the financial situation. though if paying 1800+/- monthly will left me with lesser money for other investment/lifestyle (i put 2000 as my max limit for monthly installment)
bigger one is at bangi avenue, the smaller one is at southville city.

Both place also macam not worth for investment especially the southville. You see lelong for southville macam non stop one. Soon another section i think is cerrado will vp.

Find somewhere better.

Do you follow the Property Talk section? You should try counting the number of auction properties at Southville City.

As one of the forumer said. Why do you think it is good for ownstay but not good for investment?

For example, one of the reason that it is good for investment is location, appreciation and etc..
If it is not good for investment but you think it is okay for own stay that means you are accepting the bad reasons that it is not good for investment. These are just some of the reasons.


If you really are okay to stay there with all the reasons that it is not good for investment then you should proceed with your decision. Some people insist on buying in certain area because they are really familiar with that place (grew up there, study there, family is nearby). If you want to try, maybe u can rent there first. A lot of unit going for rental there can get below 900 also. try staying there for awhile. If you are okay, go for the lelong units. Dont worry, there's a lot of it lol

Thanks for the input. Appreciate it. Though I'm not familiar much with buying the lelong unit. From what I read it is quite complicated haha

I wouldn't buy either of them. Far too expensive for outskirt area. Southville city is lelong house as mentioned by forummers above... Which means many people are not able to service their loan instalment and therefore would not pay their maintenance fees too. In the long run maintenance will deteriorate.

Based on your statement. "Planned to" and youre currently not working there, it sounds like you are planning to invest there. It is not a good prop to invest in. More units coming soon. Not sure how low the price will be soon.
