From PTLM Minions.TV:

Property developer PINNACLE HOMES will be developing an upcoming property development in Ara Damansara.

The developer plans 2 blocks: - (1) 45-storey serviced apartments (atop 11 levels above ground carpark) with 895 units; and (2) 43-storey Mampu Milik Apartments with 375 units and 2 levels sub-basement carpark. The project has been approved by MBPJ in February 2019.

I mean from ground straight go like floor 5 or 6...

I believe this project is close to Tropicana site kua…….bcos it got approval for 45 storey (macam LUMI).

any building nearer to old subang airport road or LRT track, tough luck getting approved for more than 20 storey.

rumours the bridge to LRT line 3 is part of their DO.... so yea... high chances gonna be cheaper than arra sentral and connected to LRT as well... and its still distance away from the station... lesser noise...

if u wanna know how it feel living super near to lrt station.. go stay at the hotel at bangsar trade center for one night... and u will get the feedback... hehe

My opinion is for the future property play, linkage to LRT or MRT is a must as the increasing living cost will render many to take public transport, rather than driving, especially for those that stay in office 9am-5pm.

Haven’t really done my study on this.

Based on my observation, Arcuz could be something to benchmark with the current rental rates etc. but my concerns are the layout and density of it.

I went to have a look at the sales gallery today and i actually quite like the layouts. It’s practical to me.

Location-wise, I stand corrected. It is indeed Ara Damansara.

The biggest selling point of Pinnacle AD would be the link-bridge to LRT3 station. My biggest turn-off is it being leasehold.

Yes, got link bridge for residents by using access card. 240m to LRT SS7, or walking distance 650m to Lembah subang station.

Two blocks, one tower 300 units of dual key unit, another tower normal 2-3 rooms.
Now come with kitchen cabinet, digital lock set, as well as aircond.

Yes across NKVE, but it's not the 1st one. haha
quite some already, like NPE PJS side, federal highway or currently LRT Damansara Idaman, Aman suria there also building up

It's only one station away to glenmarie station on the Putra Heights line, so it's honestly not like a super long journey to PJ/KL stations.

The project itself is also just stones throw from Ara Damansara which has a park n ride facility, so if want to drive to get to Putra Heights line is not difficult honestly.

The rental rates in that area are not bad if you manage to get tenants in the first place. As I know it's not easy to get your unit tenanted there, izit true?

Tenant should be not hard to find...but the price not sure can be as high as advertised in the video.

Don't be too optimistic; the surrounding area is just average, my friend's unit at Perla Ara Sentral has been difficult to rent out since VP.

And Perla is already exactly at the LRT Kelana line, and close to many established condos with easy access to groceries/eateries etc. this project looks like it's build in the middle of nowhere next to the highway interchange

Visited the show room and site yesterday, agent said launch next weekend.
The surroundings of this project are not so desirable, surrounded by low-cost apartments and some old landed houses. It is located next to the busy highway, and the road to the site is rather narrow.
Dont see any foodcourt/convenience store within walking distance. But given the slightly lower entry price compared to nearby new projects and its connection to the future LRT3, maybe can give it a try hmm.gif

+1 especially on the lack of food or convenience store aspects. But pricing is attractive. Lrt3 wont connect to many job hotspot. Need change to kelana line.

This projects only advantages are the low entry price and walking distance to lrt.

So why ppl want to choose to rent here if the amenities nearby are not walking distance( need to triple check on this) compared to other walkable lrt station project? Next is compare the other rental along the lrt walkable project and here,nearest is eve suite, cantara, started, panorama, etc etc, what are their 1bed, 2bed 3bed price..

With the low entry price means low instalment, so the most ideal rental price would be the instalment price + maintenance fee because when that is achieved, ppl will tend to press down their own rental rates to compare with other to faster rent it out..

So back to my comment earlier, should br able to rent out and since the price is low, cover most or all the installment should be no problem, but sky high positive cash flow? I dun think so… my 2 cents

Studio unit at Perla Ara sentral 550sqft rental from 1200-1600/month depanding on the furnishing.
Perla is even closer to the LRT station, and it is on the Kelana main line. With a mall next to it and Jaya Grocer, basically, you can get everything already.

What make you think Pinnacle with similar size can fecth higher rental with +ve Rm1k cashflow every month?
Low entry price? just slighty lower only, best case is breakeven monthly.

Aiya, Pinnacle dual-key unit starts at 585 sqft. Why would a tenant want to spend the same amount to rent half the size of a studio here, especially without nearby amenities?

All main facilities are located at Block A. Dual-key unit tenants need to take the lift to the link bridge between the two blocks to access the facilities floor. After that, they have to take another lift all the way up to the rooftop facilities at Block A.

Anyways I think it's stil a good potential project, but not as good as what mentioned in the video la

Gonna comment here as a frequent visitor to the Kelana/Ara/Lembah Subang area and also frequent LRT user:

Evolve Mall and the next door shoplots with mamaks/convenience stores/clinics is about 700 meters or 10-15 mins walk away from project site, roughly speaking (dunno about final road conditions and where Pinnacle gate will be located).

For comparison, Ara'Tre (a recently VP, more expensive location) is 550 meters or 7 minutes away (walk speed via Google map calculation) from Evolve Mall.

To get to Evolve via public transportation, Pinnacle Ara Damansara residents can take their link bridge to SS7 station, go to Glenmarie station which is the immediate next station (taking the train heading towards Shah Alam/Klang), change to Kelana Jaya line (CGC-Glenmarie), and take the train heading to Gombak to Ara Damansara station which is immediately after CGC-Glenmarie. Evolve Mall is right next to Ara Damansara station.

Whether this is considered comfortable walking, my dua sen as a moderately healthy person it's so-so, not the best but I've commuted a lot worse. Considering Evolve is only 2 stations away (with one interchange between), if take LRT path it's still pretty convenient and walking through mostly "covered" path via LRTs (only part not fully covered is the path between Ara Damansara station and Evolve Mall's cluster of commercial shops). Evolve Mall area has a number of other conveniences like clinics, dentists, small eateries, hairdressers, and mamaks. The main disadvantage of using LRT "path" is LRT train token costs, which is irrelevant to My50 Pass holders who already commute a lot, but less convenient to foreign tenants who don't have similar concessions/subsidy, I think.

My only speculation is we don't know if the rental price of Perla right now will maintain at this rate by the time Pinnacle Ara is completed in 3-4 years later.

Maybe if economy nice, Perla's asking rental might go up. Maintenance most likely will go up anyway due to inflation of costs of maintenance and insurance. I recall macam Perla was pretty low-mid density? So there's already quite limited units to share the costs, even tho see from outside macam pretty basic facilities only.

By the time Pinnacle Ara done, maybe Perla might be few hundred ringgit more expensive than now.

But dunno la, Perla has affordable home units mixed with open market, so the affordable home owners can afford to throw rental price (assuming MC and state government close eyes didn't enforce and/or allow renting) since they bought at RM250k.

Speculation only ya.

Edit: I'm also reminded that Ara Sentral as a whole was supposed to be a much bigger TOD development like KL Eco City, but the whole project macam stalled and a lot of the base fallen to disrepair. If the project revived then Perla's value and asking rent might go up. If no changes maybe Perla will be stagnant.

It highly depends on the dual-key layout in terms of design and flexibility. If you have those dual-key layout where it is split symmetrically into 2 small studios, then it may be challenging to sell in the future.

However for Pinnacle Ara's case, it's very flexible where the developer split the area into studio (2nd key) and 1 bedroom unit (main key). In this case, it can be easily converted into a normal 2 rooms unit by just removing the main key unit's door.

It's a relatively new concept in this country and still a bit untested with regards to subsales.

For higher priced units, it's often marketed as a separate room for privacy for multi generational/extended households, especially those who bring in older family members. Alternatively, good for small families with only 1 or 2 children who want to get extra privacy especially if their child grows into teenage/adult years.

Some claim can demolish the walls to turn it into non dual key but will heavily depend on whether the walls you want to demolish are load bearing walls. Not many modern high rise these days have non-load bearing, especially when it's very tall (over 20 stories) and high density.

Even with a monthly cash flow of 1k, after deducting the maintenance fees and all the cukai-cukai (commercial rate), it's actually not much.
And I don't see much opportunity for value appreciation in the future. This project popped up in the middle of nowhere, surrounded by low-cost flats and old landed houses, with no amenities nearby, heavily depending on the LRT3 line. The current road to the project doesn't provide a good driving experience.
All of these factors might make it difficult to exit in the future.


The current oversupply issue in KV makes it challenging to find tenants. Investors with lower holding power will lower the rental rates to attract tenants, then see who can survive until the end.

With 585sqft, it will be approximately 350/250sqft configuration. It is a very ambitious rental projection to aim rm1600/1200. Do not think many tenants will fall into the trap and frankly the location is nothing to shout.

For whole unit rental, fair rental for fully furnished in this area should be RM1800-2000.

individual profile/rejection have no direct relation with the project whether its good or bad....its just your psychology perception only....

Vice versa example a project is badly located and many ppl still purchase it, doesn't mean that the project suddenly becomes good because no loan rejection...

you worrying now shows that you dun have faith in the project at the 1st place....so you enter because FOMO or the entry price is cheap that's all..

What the size and Psf?

Block B is the 1 with a lot dual key type unit?

Yess the dual key, I booked 688sqf, corner side so my unit didn’t facing highway. I just concern about the heavy traffic in and out and also there is no showroom for that unit type.

usually ppl who rent there will just take the LRT, heavy traffic shouldn't be a huge issue for tenant.
unless you buy for own stay

Came across agent booth today at Lotus's Mutiara Damansara on this project. Didn't ask anything to the agent though.

i just came to the subang parade sales gallery yesterday. agent still saying 80% units sold. and showing me the first 100 buyers now at 97th place which got 3 more spots. thats all marketing haha

So I just found out about this property and was interested to get one for my own stay. I like how even the smallest unit has two bathrooms though I would prefer if they have a fully furnished option. It's also around 400k which is something I can afford. I also like how close it is to the LRT stations since I don't have a car. The only downside, based on reading the posts above is that there's no shops or groceries within walking distance. I missed my chance getting a unit at Hype Residence so for now this or Serasi Residence are my options.

I was told by the agent that the 2 bedroom unit getting lesser and the developer planning to increase the price soon cos it's selling so well. Not sure if this is another marketing strategy. biggrin.gif

Nope. I went for Hype Residence instead since there were units that were released because of loans rejected.

The 1 lane tunnel shortcut to Ara Damansara is so congested during peak hours, wonder what will happen when this project is up 🤔 doesn’t seem to have enough space to widen the road or the tunnel which is directly under NKVE.

Yes Jam like fck during peak hour unless the do something about the traffic light at ara damansara junction

As for the flood, works in progress to widen the river/big longkang nearby
