Very easy.

From here. http://www.kwsp.gov.my/portal/documents/10...18_01032018.pdf

1.0
1 - Form (can get from EPF Office)
2 - Copy IC
3 - Bank Account Statement

2.0
2.1 (Assume you bought from dev)

1 - SNP
2 - Loan Approval letter

1. STAMPED & certified true copy* of S&P by lawyer (1copy each for you and gf)
2. STAMPED & certified true copy* of loan offer (1copy each for you and gf)

your lawyer should certify the true copies for you

you just prepare those docs, and go straight to KWSP branch, they have personnel guide you through filling up online e-form, and then just validate docs over the counter.

to fill up online e-form both you and your gf gotta have KWSP log in account first

Make a copy (or 2) on all the documents you have. S&P, bank loan agreement, borang with a stamp (forgot the name), IC... Just bring all documents there incase need to photocopy there.

not 100% necessary.

CTC by lawyer should be enough for most klang valley branches.

however do keep in mind that each officer may have different pattern/approach depending how respectful/friendly you are with them.

and EPF will directly bank in to your account.. this is for 10% downpayment right?

Both you and your gf may withdraw separately from EPF Account 2. You need to do this within 3 years after signing the S&P. Just bring a copy of the S&P and loan offer letter from the bank to any EPF office.

Hope this helps.

Is it also applicable if I take the first home loan scheme offered by banks whereby they give 100% financing?

Yes provided this is your first EPF withdrawal for property. If you withdraw once already, you have to sell the previous property before eligible for another withdrawal.

Whsat I know is, you can withdraw max 20% of your house value from EPF 2nd account if you borrow 90% loan, or 10% of house value if borrow 100% loan. As to how you gonna use the money after withdrawal (into your bank account), is up to you.

My gf and I bought a house with bank loan and S&P under both of our names. This is my 1st property, while it's 2nd property for my gf.

We would like to withdraw money from account 2. Can both of us withdraw the money provided my gf didnt withdraw any epf account 2 money during 1st property purchase? Both properties has her name in the S&P and bank loan.

Also, the EPF will directly bank in to my own personal account or bank loan account?

Yes. Managed to withdraw all from account 2. Make sure you bring all the documents there, there is a photocopy shop incase you forgot to photocopy some documents. The application process and money transfer is fast, really efficient.
