If buy a service apartment, is there anything else to take into considerations as below:

1. Long term commercial rate indah water, tnb and water bills
2. Long term commercial rate cukai taksiran/ pintu/ strata
3. Stamp duty no exemption for first home buyers.
4. Maintenance fee

Any sifu can share? Trying to make a calculated decision.

1) You can try apply for residential rate for TnB, but water and sewerage will remain as commercial. example: Minimum water tariff is RM35 for commercial, much higher than residential which is RM6.

2) Cukai taksiran will be commercial rate/service apartment rate. In MBPJ it's 6.6% of annual rent value for service apartment, compared to 6% annual rent value for residential title high rise. So your cukai taksiran will 10% higher at minimum. In addition city councils tend to assign a higher annual rent value to service apartment.

3) As per Stamp Duty (Exemption) (No. 7) Order 2018, "service apartment" cannot be exempted from stamp duty.

4) Maintenance fee is dependant on the facilities of the building + density. If it's very high density and minimal facilities, maintenance fees might be equal or cheaper than some low density residential high rise with "luxury" facilities.

This layout successfully converted into 3 "studio" unit.
Rental RM1600, RM1500 and the smallest "studio" unknown rental.

Very cantik the wet and dry kitchen. First time seeing this type of double sided dry kitchen layout in a 1,200++ sqft condo. Usually, it's only in landed houses that will see such kitchen layout.
