ever since setia bought over by PNB, the theme of housing estates have gone backwards and only offering apa English or Spanish or Balinese designs to cater for single group of purchasers. and the house façade also macam recycle from the 80s and 90s......no more innovation or new idea.

what happens to Chinese or Japanese or indian or thai/indo chino theme home?
why we need to look at English Spanish and Balinese designs only?????

No choice, have to cater to the majority preferences ma....Sales only concern on the volume, not on the "architectural language" which is sad case in most Malaysia building development.....

By right should be cheaper than SEG's Reef of Tropics, to justify for the location and surrounding environment......

Lets see how the Setia pricing strategy at Setia Safiro, and also nearby Setia Eco Tropicale.

they should launch less/no frills(facility) ROT type product here and price should only be around rm5xxk - 6xxk... then it can sell well....this area is more towards mass market

this area still a bit challenging due to further south cyber to sell but the plus point is this is landed.

Setia carries a " brand " name..some buyers of lower risks may prefer Setia ...

After all, economy is not too good ...generally chance of delay in completion is high ( for unknown developers )

However..if u carry a " Damansara " mindset..u may cross out this place..

Actually, if a prospect dun mind of the surrounding environment for the location of the Safiro, if Setia launched below 600k with freehold price tag, I can foreseen this should be another BBBBB After ROT.....

not sure if they did soft launch, as far as i know, still not yet. But there is progress clearing the land. You may visit Cyber 10 and see the progress of the area. Lots of development.

Those landed properties here will bring more families to live in cyberjaya. Not pigeon hole.

I'm guessing it will be around 600k after discount.

IMHO, I think sejati lakeside the location is better than Setia Sefiro, but based on the preliminary info, it wont be cheap, but should be more "affordable" than Sejati Residence.....

Me too. Based on the location, Sejati "Lakeside" have the upper hands right now in my POV. Good news for Cyber 10. A lot of incoming new project for next 5 years.

Also can imagine how bad the traffic will be once all people really move into the area. Its only one road to go out from there, either go straight towards tamarind n stuck at that traffic light, or go the other way round and stuck at that shaftsbury traffic light. Hehe

There is another road after Laman View. Connected directly to DELL Cyberjaya, and 1 more road not yet open after Masreca connected to PKNS area i believe. Haha. You can check Google Maps, but foresee lots of changes after few years.

All wide roads and many exits la. Don't think will have jam even after all these development done. There's a future exit straight to pintasan dengkil bypass near Laman view (see image attached). Also there is connectivity straight to cyber valley but still with blockade now near masreca.

Existing road also can go straight to dxc, or another road to dell. Attached Image

Glad to know this! I actually work in cbj but never really explore the roads. Only know go ofc, go home, go lunch. Lunch also only 2-3 place 😁😁

Could hv been a family area at that white void area for type A intermediate. But probably can pay more to make it an actual space i dont know didnt ask further after seeing this layout

Same issue with IOB-isle of botanical atyca type.
Void area 1st floor, no extra room ground floor.
But the agent told us we can pay extra and developer can add extra room, and void area can convert to family area. I think add extra 20k? Forgot already

but for me, it heightens the celling height, thus kinda not so so stressful (not pushed down by normal ceilling kinda felling)...

yet for this Sefiro layout, not so good as the 1st floor's toilet is directly above the kitchen.....fengshui wise.....

Anyway, the location like a bit weird, not avobe living hall, not above dinning table.

Talk about fengshui, entrance under master room toilet like not too good too.

I've heard only that it's not good, but still I know house like that where I stayed last time, the owners stay from small house keep upgrading. Doesn't seem bad fengshui for them. At least not in monetary terms.

I can confirm 100% their brochure was better, but SEG location was better. Let see how they manage to promote this among other Cyber10 development. Sejati Lakeside location looks more promising right now.

No need long, within 2 years time (upon VP) you would be greatful for buying strata already.

No, it is true.
In fact i believe it is one of the key reasons why peoples staying landed still looking for new township to move.
Strata residential is definitely a better living quality for long term and preserve the value and condition or even to improve in long run.
When it is newly vp, all houses are nice. After 2 years, you can already tell the different.

Landed maintance are not expensive as many were worry about, but you have good control on all service provider quality and enforce policy to control and manage your percint.

Yes u right. If upper floor the window is sticking out at the roof on top. Some developer will install netting on the window to keep out insects since the window is quite high up and not easily accessible.

Haha no la the window panes are angled like louvres , won't be waterfall in house (I think only)
But anyway sps quality isn't fantastic so rain splatter in might not be the biggest problem

Here's where Phase 1 is relative to the graveyard. Please excuse my paint skills.

Cheapest was house no 1 to no 26. IMO phase 2 and phase 3 will be nearer towards the graveyard.

I think the reason they cheaper because it's facing the commercial area (most likely shoplots) and the furthest from the guardhouse and point of entry.
Plus from the brochure it is likely that the road will be connected to phase 2, thus more residents would use the road.
Other row all dead end due to the river stream, so road usage would be limited to resident from the row only.

hehhe...cannot compare with Mulia boss.....

different pricing and specs altogether......... was so tempted with Mulia also, but for the main access guard house being connected to all the other phases such as the massive condo, etc....and also the 3 floors...

How come...Phase 2 is cheaper than Phase 1? My SA just told me Phase 2 launched at RM 648XXX...

SA told me, Phase 2 is using IBS instead of brickwall..that is why cheaper.

Bro, I think that RM 648k is nett after Bumi dics. And only applicable at 1st row. Last time I enquire the phase 1 they are selling RM 622k for the 1st row after Bumi. So it should be have already price increase right? Correct me if I'm wrong

Can't blame them i think market is reaction. But only fair if they revise price for Phase 1 buyer, or at least give additional promo (rebate, free aircond, free mot etc) to compensate.

Sejati lakeside next phase i think will be priced about the same. More curious on how are they going to price their 26' x 70' superlink homes - i dont think they can sell at 1M price tag. If priced wrongly then people would look at option those unsold maple residence or semi-d garden residence..

Not sure about Elmina but from Cyberjaya, you could travel to KL by ERL or MRT (expected completion in couple of years) but I think Elmina areas or neighbourhood are more developed compared to Cyberjaya

No showroom so far....so cant imagine anything yet....I

Void area? is only for Phase 1 buyer only. Somehow, i like because more natural lighting for the Sun...no need to bukak lampu all the time.

If close this void area - can make study room....adding SLAB will be around 7-8k bangwall.gif bangwall.gif

this place seems like pack with a small pieces of land, price around 700k totally?? hmmm..

no extra land for kids to run? only landscaping on the waterway..
waterway also should have enough place to sit

Compare to SEG1 premium..

Reduce more house in row..on row in front almost 50 house in row...
Built more park , anyway where is the playground?

common Setia...u can much do better.

for intermediate, the roof above the void, will have big windows / openings for the sunlight?

yes there will be, coz the roof is not flat. there's a slab for water tank or aircond compressor, and windows will be placed there. it's not only for sunlight, but also ventilation at high point for the hot air to go out.

that's why the void is there

Just book a unit with no booking fee today. 0 risk if loan not approve. With all discount 778k phase 2A, non bumi intermediate unit. Hmmm price still quite premium but then still lowest in the same area.

I just read all msg in this thread since i want to investigate this project. Yesterday I visited the sales gallery to get more info. Few unit still available for phase 2A. According to SA phase 2B will be launch by July 2020.

From my observation phase 2 is better in term of layout, design & built up. Cheapest available unit for phase 2A now RM912k (SPA Price). Non-bumi will get 15% and bumi will get 22% discount. For endlot with 5feet extra land start from 1.1m before discount.

My concern is, im working at Banting. Anyone know about flyover Cyber-Gamuda cove? This is real or rumours? If its real, I believe there is shortcut to banting thru gamuda cove - sri cheeding.

Why not you consider Gamuda Cove? From Gamuda Cove to Banting should be nearest. I would highly encourage you to check Gamuda Cove as another option. Is well planned new township.

Actually I’m also survey Palma Sand (Gamuda Cove). Since I’m only consider EndLot or Corner (hopefully i can efford lol) Type A (Areca) 20x70 Palma Sand endlot cheapest after all discount rm980++k. The design is quite OK but built up quite small (1800++) & layout not so practical. Landscape & planning township also nice. The best is Type B (Breeze) 22x75 but the cheapest endlot (15 feet extra land) price tag above 1m. Gamuda maintenance rate is 0.15/sf.

Obviously the main problem for me is price tag. 😂
Setia Safiro offered endlot with 5ft extra land with below 900k and low maintenance rate (0.12psf) and its freehold. Plus location is Cyberjaya all infa are ready.

Hi, I'm considering between Setia Safiro and Sejati Lakeside.
My only concern with Setia Safiro is the size.. 20x70. Scared it's too small. And they dont have show unit for me to actually see. Also the thought of no gate kinda freaks me..although they claim security very good. The community seems great as well.

Sejati lakeside, I love the layout n size..very spacious, the rooms on 2nd floor comes with attached bathroom.. and gated also (but I think I can live without, so this is not huge factor..I think). Dont think much reno needed for the house. But I'm concerned about long term maintenance since it will be under RA..is it good place for children growing up?

We are a small family of 3 (for now) smile.gif My child just turning 1. Appreciate your opinion pls..

20x70 is good enough for 3 ppl, your wife also will have lesser housework to do sweat.gif

But it also depends on the current house that you are staying. if it's already 20x70, then you might feel that there's n upgrade even you have spent so much money.

Practically it's always not enough, so if you have the extra budget, why not a bigger one? I believe the subsequent phases of Safiro will have 22' width if I remember correctly.

I think Sejati lakeside will be good. The build up size and layout is good. But if u don't mind small house, then setia safiro should be nice coz of facilities and likely better landscape and surrounding over the long run due to strata title.

Almost all facilities found in a Gated& Guarded Residence is available at Sejati, except no swimming pool. But no maintenance fee to be paid, so will it really be well kept? Anyone has experience living in such neighborhood?

Not just inform, you need to get consent for ownership transferring, it will take longer to process.

Up to state authorities, can be 6 months or more, like since gov and MCO drama, land office all work like snail good luck even getting a queue number.

Something to consider for investment or if one plan to sell and fund for another future house, I do see before some deal call off because buyer don't want to wait or approval process got stuck on someone's coffee table if you get what I mean.

1. Sejati lakeside (27 June 2020 launch)
2. Amaya @ maple residence (Pre launch)
3. Safiro (Launch phase 2B)

Both Maple & Safiro are strata while Sejati lakeside is individual.

I just bought Safiro 2A, honestly if you like Strata Title I think you should consider Safiro unless you need bigger space/more money to spend. If not, Sejati Lakeside is the easier choice for Individual Title.

What is your priority actually?

We have 3 kids and 1 maid. Do you think safiro is too small?

I actually considered Cybersouth Kita.. but the top floor, the bedrooms have dual doors. Which is I think is very impractical and dangerous since I have 2 boys and 1 girl.

cybersouth is leasehold and by MCT, many ppl are avoiding this developer already, you see their project in cyberjaya or subang, ie the place, skypark, check their fb pages, the conditions are below average and the commercial shops are not getting good tenants, goes to show how good their management is.

Setia Safiro is quite high density. total up 800++ unit include condo. all facility sharing with condo which is not really good actually in term of landed privacy. Normally high rise in cyber will flood with foreign 'student'. As usual they are trouble maker in many place. for maintenance rate (0.12psf) i can say its very cheap compare to other Setia project, this is due to total unit sharing.

There will be bigger unit for phase 3 on hilly side and semi-D for phase 4. ask your agent or SA bout master plan and think carefully before make decision coz buying house is big decision in life.

You should check out maple residence. Lower density and also good facilities. House is bigger too but price higher than safiro.

500k+ nett I think? Cheapest G&G in that area.

Depends on location. Putrajaya is a nice play to live for Malays. Cybersouth is closer to Putrajaya than Cyberjaya.

Please avoid buying leasehold if u r bumi. Worse if its leasehold and malay reserved.

In future when u sell, most likely u will have hard time to sell. If can sell also u won't gain much, more likely lose some and in short term might not even sell high enough to cover your loan. Please buy freehold.

Don’t think that they can buy. Minimum is rm 2 mil and above for foreigners to buy property in Selangor. If there are foreigners there, most likely renting

can say all buyers are local. in fact from KPKT data phase 1 almost 60% malay and phase 2 according to SA almost 80% malay.
we have 5 phase, phase 1~4 is landed meanwhile phase 5 is condo. we all share same facility and i believe its accessible for all resident.

Hi anyone know how they calculate the build in sqft? for 2nd phase they quote 1960sqft. The carpark itself is about 27ft, which left only 43 feet on the ground floor. Unless they included the carporch, 1960sqft sounds unreal.

i think the initial phases are only 20x70, so single phase should be ok. for this type of size, normally only end/corner lots will have 3 phase

Neighbourhood perhaps, but location wise, we will have a highway connecting Gamuda Cove which is a big advantage, house design wise, Safiro looks way better IMO.

In my humble opinion, the performance of landed property in Gamuda Cove will more or less basically follow the landed property performance in Cyberjaya in terms of value and rental rates. But this will all depend on whether Gamuda successfully build the direct link to Cyberjaya or not.

actually i haven't really explore into this yet. knew about the joints issue from a friend who has this IBS house before.

his problem was, water seepage through the joints

but as i said just now, current tech might be able to solve this problem. maybe some C&S experts can share more info on this

Im wondering if the aspire residence project behind safiro is abandoned? Been around there few time noticing that there are work in progress at all.That will be quite an eyesore for the owners of safiro. Does anyone got any info regarding that project?

Hi guys. Seeking for opinion here. I’m in dilemma here. About to sign S&PA for Sejati Lakeside 2. In the meantime i managed to book for end lot Setia Safiro phase 4a (Isadora)
. And recently bumped into Sierra Hijauan terrace phase 2 as well

For Sejati of course i love the idea of Semi-d house and layout . Bigger. The cons for compared to the other 2 properties are that of course slightly more expensive and as it is not under strata title, i wonder how they gona maintain their facilities in the future

For Setia Safiro Isadora, i’m only interested in the end lot and managed to book it. Love the idea of clubhouse and lower price compared to Sejati. The cons for me i think its a bit dense as they are too many units (about 800 i think) and the maintanence fees of course higher than Sejati

For Sierra Hijaun. Location wise is good at Ukay Perdana Ampang there plus im also working in KL. Price wise slightly cheaper than Sejati. But its an intermediate unit. Leasehold compared to other 2 properties. I think the area has a better market value in the future too (if only i intend to sell back)

Of course the idea of me buying landed is for my own stay. Maybe can be my retirement home. I’m looking for a good neighbourhood with good access to facilities for my small little family

P/S : really in dilemma because if i dont sign the S&P for sejati by 31st no more 50% MOT subsidised

sejati semi-d but the built-up is smaller like those dsl houses only. but the land is big and as it's not a strata title land, then you are free to extend and renovate it as you like. this is the pro if you are planning to do so.

setia is strata so you can be sure that your neighbour will not suddenly build a castle beside your house. and also the environment will be properly maintain albeit the higher maintenance cost.

so if the original built-up is sufficient for you and you want to have peace of mind of the neighbourhood, setia is a better option. else sejati will be more flexible on how and what you want to do to your house

Cyberjaya is good if you also work here or nearby like Putrajaya, Puchong or Kajang
