Investment Landed property in Klang Valley, Which area/township to buy?

Hi, my family is moving to Klang valley and we are looking to buy a landed house for our own stay. Our budget is less than 1 mil and preferably a good/upcoming township.

Please show us some lights!

Rent first unless your are familiar with kv.

A wrong decision on rental can be solved easier.

Rent first then buy something when you know for sure KV is where you'd be.

Subsale homes are difficult to sell these days.

Like everyone said don't jump into a decision. We all can tell you what we think is a good area but it may not be good for you for various reasons (distant from work, school for kids, halal vs non halal food etc etc). Be patient and look around get familiar with different areas within KV.

In addition, below 1mil without knowing the size of the house you are looking is difficult to give any suggestion

Open google maps by clicking the above link, change the map to satellite view and slowly zooming out. You will see Bandar Kinrara is the locational centre of gravity for the entire Klang Valley.

You won't have to worry about where your workplace is located now or in the future as Bandar Kinrara is centrally located.

Other plus points about Bandar Kinrara are:

1) 2 LRT stations, Kinrara BK5 and Alam Sutera.
2) SRJKC Yak Chee
3) Toll free road to KLIA, KL, PJ, Putra Jaya, Cyber Jaya.
4) Most major banks, POS, Giant etc
5) IOI mall, Sunway Pyramid, Pavilion II (2020)
6) Taylor's U, Sunway U, Monash U, Binary U, INTI U, APIIT,

To me Hartamas, Bangsar, DH and may be TTDI are center of the gravity. Even DPC won't dare to say it is in the center of gravity.

What you listed above may be good to some people but not everyone cares about malls for example. In fact years ago I chose not to stay in BU partly because I don't like the mall and wanted a small township. Everyone's requirements are different

Are you still stuck in the 80s ? Bangsar replaces Masjid Jamek as locational centre of gravity for KV in the 80s because of development of satellite township PJ. But now not any more. The current locational centre of gravity had shifted to PJ new town.
Bandar Kinrara will be the future locational centre of gravity once Putrajaya and Cyberjaya fully developed.

not housing estates.

housing estates are to support the centre of gravity.

now you claimed kinrara is COG. Earlier people claimed BJ is COG.

I wont be surprised if later people also claimed Kota Warisan is COG as well.

Ah Bean kor is right and I am property novice. But I just wondering what so big deal about staying in your so called cog. Close to amenities and facilities but traffic congestion, crime, stress, pollution, etc etc. Some people prefers to stay away in township that are smaller but with just enough facilities and amenities.

Oh well but if I give you the same house in Bangsar or DH vs your COG I guess you will choose your COG?

I work near KLCC area. Just a bit more background, my siblings and I are all working in KL. Parents are based in East Malaysia. Hence, they were thinking to get a landed one in Klang Valley so that we all could stay together as a whole. Parents prefer landed property.

We heard about the City of Elmina. The phase 1 seems pretty promising but its a tad far away "at the moment". What do you guys thinks?

Elmina is a well planned out area albeit a bit far away and it is also in the landing path of turbo-prop aircraft.

Quite expensive and limited accessibility. Personally it isn't feasible to live there and work KLCC area due to the traffic.

As some have spoken, rent a place in KV. Once you get familiarized with KV and the surrounding townships, you will discover your own preferences in term of population size, amenities (too many/too little), congestion, connectivity, foodies and etc.

After 2 years, I believe you can then make a more educated choice rather than one based on what people say on the internet.

I would also suggest to rent first and then buy. It takes a few months to look for the location you want, and then more months to zero in into the phase/street for the house that you want to buy at your location, and then study the recent transacted price to gauge what your range would be.

Where are your siblings staying at?

Perhaps you might want to live in the same area as them first. That will be a good start.

Just rent first. After 2 or 3 month u will able to answer the questions of where to buy house by yourself.

elmina and the surrounding areas lack commercial activities relative to many parts of KV. it has been very slow for many years since the start of denai alam and even before.

Suggest to start with FnG parts of Subang or Damansara.

If you’re renting an apartment, I would suggest Bandar Kinrara perhaps? Maybe the Zest. Or considering you’re working in KLCC, probably in Kuchai Lama

It was just a suggestion. Can use mex highway to reach KLCC.
How far is far and how close is close depends on individuals.

New township won't be close to KL.
Close to KL, won't be new.

I see. And I can safely assume that you use public transport frequently, right?

Do you like the Sri Rampai area so far? If you do, then you can narrow down your searches around this area or Setapak (and near the LRT at that). You might be able to find some good deals there.

Since you already staying around here, i would recommend a fence and guarded taman nearby Taman Melati LRT.
Is located along the road from Balai Bomba to the LRT station, on the left side is guarded taman. Freehold 2 storey terrace. Value 1M.
Non guarded one also got. Should be cheaper price.

Btw, if this thread is still active and still working at KLCC. Any location that is walkable to LRT Kelana Jaya line is great to be honest.
