 SPA layout design is different exact unit design

what should i do if SPA layout design is different exact unit design?

There is few pillar or "tiang" appear at the corner of my unit which is not stated in SPA drawing....

Please help and Thanks

Sample house or show house is for architect viewing not mean for final product

But what in s&p is what u will get

What is exact unit design?

Ur completed house?

inside S&P got a unit layout drawing, but when the unit delivered...the layout design is different with S&P one...there is few pillar at the corver...

Check again ur final unit layout with Approved Building Plan. Developer should handover a copy to JMB/Management Office.

In your case, those column is within ur parcel, normally u cannot calculate those area and seek for compensation.

Based on the provided layout, ur SPA area should be 5m x 8.8m = 44m2.

Standard Schedule H should only allow 2% threshold, not sure why ur SPA is 5%.

if 5% = 44m2 x 5% = 2.2m2.

So if ur strata title showing that ur parcel area is less than 41.8, then u can claim the different.

Please remember, always use m2 instead of sq.ft. This is because when strata title is out, all stated in m2.

some conversion may cause u gain/loss.

Please take note.
