I'd like to know whether it's possible to buy a house with friend.
Also, we cannot lie that we're cousins because we're of different race too.

I'm guessing SPA no issue but may be hard to get loan from banks.

Anyone know if it's possible?

it's possible but not advisable because relationship don't last forever. try to think about this, what happens if both of you one day decided not to be friends anymore?

Unless you guys draft out an agreement on how to sell or rent out the place, if not, better don't share with friend

As others said, never buy a house to live in with friends.
If for investment purposes, establish a partnership together or private company to do this. Do take note it's still risky especially your friend is bad with managing finances.

Compare with family.... with friend, it'll DEFINITELY be an issue. Unless you swear an oath for gay marriage with him
