Hari ni saya pergi pejabat lawyer, sign SAP agreement. Tanya dia pasal pets, dalam agreement dia tulis tak boleh kalau pets tu "cause nuisance". Dia explain kucing okay lagi, bylaw tu untuk anjing atau binatang2 yang bising/busuk.

Esok harap2 boleh pergi pejabat KWSP pulak, agreement dah ada.

Kalau tengok projek2 under EcoWorld, be it Eco majestic, Eco Grandeur, dua2 pun rumah landed, instead of individual title, tapi sebenarnya strata title. sebab apa?
Sebab mereka nak maintain kan tema kawasan perumahan tu, which means none of the tenant can simply renovate their house without permission from JMB.
Same goes to KITA@Cybersouth ni. smile.gif

Kalau nk renovate pun, ada pelan yg JMB dah tentukan, dan kita kena follow. Kalau tak follow, rasanya ada kena byr denda. Yg tu sy tak sure sgt.

Apa kebaikan rumah bertitle Strata? Antaranya: Let say after 10 years, warna rumah faded, then JMB akan cat kan balik. Then, kemasan kawasan perumahan akan terjaga sbb tenant semua byr maintenance fee. Lagi, tema kwsn perumahan tu akan kekal dan nampak cantik, sebab semua rumah keadaannya sama, which is takde la satu rumah ni cat biru, pastu sebelah tetiba cat merah ke, ataupun takde lah satu rumah ni tetiba renovate tiang tinggi, tapi rumah sebelah still maintain bentuk rumah yg lama. To some, benda macam ni adalah satu isu, sebab tak nampak sama, sort of ada mcm double standard la. Ye la, org berduit mesti nk renovate cantik2, letak emas ke kt dinding rumah, tapi kalau orang yg biasa2, rumah dia biasa2 je. So nampak tak sekata kt situ. Lagi, keselamatan terjamin because of the security under maintenance fee yg di byr.

Apa keburukan rumah bertitle Strata? Antaranya: Tak boleh sesuka hati nak renovate rumah, sebab semua rumah tertakluk dibawah JMB. Let say, na'uzubillah, ada satu unit rumah double storey yg terbakar. Owner tak boleh simply nk bina balik rumah tu, walaupun atas tanah unit rumah yg terbakar tu. Still kena minta persetujuan drp semua utk bina balik rumah tu. Kena ingat STRATA ni maksudnya hak milik bersama.

Kalau rumah yg bertitle individual, diorang takde maintenance fee.
Cuma kalau kwsn tu diorang nak request developer letak security guard, diorang akan kena byr security fee. But let say one day, semua owner rumah decide tak nak dah security guard tu sbb semua dh tak mampu nk byr ke whatsoever, then diorang boleh je nak lease kan guard tu.
tapi, utk strata title, tak boleh, sebab tertakluk pada JMB.

Sebab tu, kalau nk beli rumah orang akan tnya title rumah, sama ada individual ataupun strata.
At the end of the day, semua orang ada citarasa masing2. ada orang, sebab malas nk commit byr maintenance fee smpai lepas pencen, so, dia tak nak la rumah title strata. ada orang, tak kisah je nk byr maintenance fee sampai bila2.

Macam kami awal2 dulu, tak kisah sgt pun strata title ke individual title. Sebab kami nak kwsn yg ada security.
Tapi, last2 fikir balik, lepas buat pembacaan dan tanya few orang yg berpengalaman, then kami decide utk withdraw.

Again, benda ni semua bergantung pada pilihan kita.

Kat mana ya landed dalam cyberjaya yg lebih murah dr Kita bayu? Sbb selalu listing house for sale kdg2 agent tak letak harga sebenar pun. And kdg2 tulis cyberjaya tp actual location mungkin in dengkil for example.

Renovate exterior n renovate interior?
Strata tak boleh renovate exterior, which means bhgian luar rumah. Kalau nk renovate dalam rumah, up to you. As long as, luar rumah tak nampak perbezaan antara rumah A dgn rumah B. Dalam rumah tak kisah la, nk tebuk apa pun, nk renovate apa pun.

Selalunya rumah baru, mmg tak boleh renovate dlm 2tahun pertama, sebab still dalam warranty.
Let say, dlm masa masih dalam warranty tu, kita dah renovate, then tetiba leaking ke apa ke, developer takkan bertanggungjawab dah. sebab kita dah renovate rumah tu, which means ada possibility leaking tu disebabkan oleh renovation, bukan sebab developer buat kerja tak kemas or apa.

So kena clear kan betul2 dgn developer/agent tu.

Agreed Strata x boleh renovate, but the owner can discuss with the developer within the 2 years period, if it is approve then you can reno.

If not after 2 years, when it is handed to the JMB, JMB can approve the renovation..

Strata is a good title, if you want to live in a beautiful place where all the facilities are maintain etc. like putraya, is like u live in a park.

Mostly who buy here are for own stay, they prefer all malay community like in bangi etc. the mosque are full and alive. Remember buying a house is not about buying the property only, its include its own community.

Plus, if not malay who buy the malay reserve land, who will? Malay reserve land are declining from years to years.
