Currently only got from a project: DSara Sentral. Few lelong units there.
Direct link to MRT station. Kampung Sg Buloh area. Leasehold. Big unit come with 3 car park slots.
Smaller unit 1 or 2 car park slots.

Another choice around TBS area is Trinity Aquata.
1239sqft.
Freehold with 2 car park slots.
Bank value 720k.
Maybe can wait below 600k or 550k.

If is stated bumi lot, then ONLY bumi can bid.

BUMI LOT and bumi registered owner are two different thing. A bumi registered owner is not necessary bumi lot but a registered bumi lot is BUMI LOT.

But if the tenure is leasehold and a bumi registered owner, state consent is required for transfer.

And if is freehold and a bumi registered owner, transfer to non bumi is no issue.

so the procedure to purchase the BUMI LOT from lelong market and the subsales market is same? which need to get the consent from Menteri Besar?
If won the BUMI LOT bidding, and the MB reject the transfer, bidder making the lose of 10% deposit?

Yes.

If bid bumi lelong unit, 90 or 120 days is not enough to complete the transaction. The auction bank will more likely to forfeit the deposit.

In the POS stated

"Sekatan Kepentingan :
Tanah ini boleh dipindahmilik atau dipajak dengan
kebenaran bertulis oleh Pihak Berkuasa Negeri."

Is the above statement = BUMI LOT?

It can be leasehold restriction or govt housing transfer restriction.

Dont depend 100% in POS. Do a land search to be safe.

I bought a freehold govt housing through lelong recently and I still have to apply for consent from the state housing agency.

The process of getting consent for lelong+leasehold+bumi lot are same as subsale+leasehold+bumi lot?

Usually do online transfer now.

I don't see online transfer option.
It has bankdraft option or by hand only

"The payment of the deposit can be made by:
a.Pos Laju services (Pos Malaysia) or by hand to Pusat Operasi e-Lelong Kuantan,
Pahang. The Bank Draft if delivered via Pos Laju services shall be attached with
Pos Laju Prepaid envelope for the purpose of returning the Bank Draft to
unsuccessful bidder or forwarding the Bank Draft to the Plaintiff; or

b. By hand to any High Court of Malaya in Peninsular"
