I see that there are not many people bidding on properties above 700k (30% below MV). Any reason? Most do not have strong cash power

Fingers crossed. Hope that will continue to be the trend. Even one of the auction units that you have published: Tropicana Cheras was sold at 795k (4 bidders sad.gif ). And one of the units (No 12 Nadayu 1), bungalow was able to be sold at 2.6m this month - Not sure how many bidders for this unit lol

The MBJ house is actually Phase 1 house. I am unsure as to what is the latest transaction for Phase 1 houses but the latest transactions refer to houses that are built in Phase 3 (larger sizes)

As for Kinrara Residence, it is noteworthy that this unit is a Mahajaya unit, therefore you will need to apply for clubhouse access (additional RM150/month) on top of the RM150/month you pay to the security guard. Good thing about this unit is that you can shout from your front yard and the guards can hear you and you can have visitors parking in front of your house as the house is facing a divider. Overall, it is a good snatch for own stay. I would have bought this if I didn't purchase a subsale house in BK9 before auction date.
