Low density in Alix, high density if to consider all development which using the same Jalan Dutamas Raya (approximately 4000units), the one and only egress available.
Forget not the traffic from both the public school (currently abandoned, behind Menara Duta 2, adjacent to 28Dutamas), and LFKL Kindergarden which sharing the main small road to Alix (1 lane in 1 lane 2).
Will Alix introduce a new route to the highway as an alternative egress?

Drove by the project site today.

Don’t see anything going on.

Pricing seems a bit on the optimistic side at >700psf when 28 Dutamas next to it is going for rm500 or less psf. Seems it is mostly empty as well.

Doubt French expats are going to move there in droves.

Went to the 'private event' and gathered some info. Price/sqft (after discount) is ~rm700 but maintenance fee is ~0.39/sqft. Concept is good, but doubt the outcome on this project coz the area like nothing.

Kind of steep for the maintenance.

Does not surprise me since the density is quite low.

Yeah the area really doesn't have much going for it.

At today's market TA is quite ambitious to price the development at this pricing. Hopefully upon vp no need another uncle with sledgehammer to show what is impeccable and luxury.

Haha, i think should be okay..not fully furnished..only wet kitchen come with full set, the rest just partial.

The price (before discount) is mininum RM1mil

RM1mil before rebate for a 2 bedroom place is an ambitious and lofty target price, definitely future priced for the location.

I'm interested in this project however, this project doesn't rental yield is not that high. as an example 28 dutamas which just beside this building offer so cheap rental. perhaps this is not a place to invest for rental yield. Any expert advice ? would like to hear from you.

Proposed egress, proposed tunnel to Mont Kiara, proposed bridging to Solaris MK....but ”Proposed” means not confirmed.

Proposed MRT3 was selling point for MET, Arte MK, Solaris at the Park...before the MRT3 being shelved.

Unless TA Global show evidence the proposed egress approved by authority for execution with a date of completion...otherwise, too early to factor this in as a selling point.

Any new projects likely to be launched in kl?
Low density and around 1750+ sq ft is what I was looking at. Around 1 mill budget.
