Should segregate out those landed property + those low cost flats/PPR.
Then will be more realistic to current market demand / trend.

We will see a spike at Kampung Selamat station instead coz D'Sara Sentral and SqWhere built overprice project there.

Sri Raya station the lowest most affordable place to buy tagging the whole MRT station? If only can get Saville Cheras there at such price.

the median psf depends on the location. Not the MRT station.

the chart is , in a way, meaningless data crunching.

What is more meaningful is the median prices / psf price of popoti 500m, 1km and > 1.5km from each MRT station.

Maluni Velo resi not reflected?
Motiara stn 700psf... Only EKC with that psf.. Other highrise at the area not leh...
