For service apartments having commercial downstairs, what kind of shops would you like to have?

Cannot run away from having:
- Mamak
- Dobi / Self laundry
- Kedai runcit / Minimart

Those are common everywhere for places with 1000+ units above. Good business.

People staying at such places, due to the convenience. Residents want to get anything or services just go downstairs. Everything at their fingertip. They dont want privacy. The busier the place, the better.

These will be nice to have. Will standout from the rest of the common ones as stated above:
- Starbucks or any on par cafe shop
- Family mart
- Fast food chain (McD, KFC, Burger King, etc)
- Bank

Sadly, most places with commercial below, let's say 3 floor of commercial: G, 1st floor and 2nd floor. Only those at G floor will survive. Those offices/shops at 1st floor and 2nd floor mostly will be left vacant only.

But for those high end service apartment whereby the small sqf of shop space also cost >RM1mil, takkan mamak or dobi can afford to open there?

I also thought that fast food chain would be a good idea until I imagine the traffic that it will bring to the area.

I answer generally coz you didnt mention which type of service apartment.
So I'm taking places such as OUG Parklane / KL Trader Square / Maxim Citylight / Seasons Garden as example.

maybe you can check around mount kiara, kota damansara there

i guess grocer, saloon, cafe, convenience shop are common

definitely no mamak shop...

From NY, HK, SG, Shanghai to Beijing, how many high end condo is attached with commercial downstairs? What is exclusivity of high end?

Depends on if these shoplots are within or outside of management’s security areas.

If outside, I prefer a good mix of high traffic, good franchises like Family Mart, 7-11, KFC, McD etc. 24/7 crowd + bright store fronts can even serve as deterrent from crime.

If inside, I think naturally being a bit selfish, but I prefer absolute essentials kind of shops: maybe a neighborhood sundry shop (stocked with spices, newspaper, bread etc), some nasi campur restaurant, and self service dobi.

Can’t always have everything, but I guess mamak should always be the first one to open.

most of the shops inside high end condo cant survived (due to low density), mc has to subsidize them in order to provide the service/facilities to residents .
eg mini market, laundry, cafe

outside is ok but most high end condo dont like shops with high traffic , so they prefer high end restaurants etc

Would the following shops be acceptable to you?
- “Wet” Sundry stores (sell e.g. live sembelih chicken, fish etc)
- Tuition/Learning centers
- Cyber cafes
- Hipster cafes
- Handphone/Telco company (e.g. UMobike, Maxis etc) shops
- Bundle (Used clothes, pants) stores

what about cafe (hipster/theme cafe), exotic cuisine (korean, japan, vietnam, thai restaurant), franchise eateries (mcd, burgerking, wendy, starbucks etc)?

Mk got how many commercial title service apartments?
I thought majority are resi title

Now Kota Damansara also consider high end already?
