Hi all,

I'm new in the forum and I'm here looking for help to advice in order not to make a wrong decision at the first step

Budget Loan max 700-750k
Purpose investment, wan rental and appreciation

Option:

1) Avara OKR (freehold) 915sqft loan around 725k

2) hemington kuchai(leasehold) 1075sqft loan 435k
Melody homes Penang(freehold) 700sqft loan 300k, can straight find tenant and rent out while waiting hemington to complete

Any property old bird sifus help to advice pls

Hardly to get any 300k nicer condo in KL haha

buy 2 better than 1, more importantly, buy 2 cheaper units better than 1 expensive unit. 700K unit a bit harder to appreciate compared to the 425K and 300K units. my 2 cents.

Thanks for the advice , personally thinking like this , but the hemington leasehold, a bit scared later wan sell off after 7years very hard ,no taker

work the ground , find out what is the rental for 1,2,3.

then work out the yield.

choose the one with the best yield. my guess is (2) but u need to confirm it yourself.

and yes, if u want to sell, normally cheaper unit easier to sell in future. but not always the case. there are some property in MK 700k easily sell. but some property 400k in other part of KL difficult to sell. depend on other factors like surrounding / location.

so fast wanna sell it? now market not so good, believe you need hold about 10years. try venture into rental market first before learn apreciate profit

You don't necessarily have to do it this way. Maybe you should try to identify the best project and buy a few units there rather than buy 1 by 1?

Ok, I guess so too , but just scared of the leasehold hemington hard to sell in future , don't know the market of leasehold subsales in KL

But i think best project normally higher price , cannot afford to buy 2 units

my first and second house is leashold subsale sumore... i think i buy time left 85years only, hard to sell is 70years and below... put your mind set if cant sell, then just keep it for collecting rental, or as platform for you do refinance in future to cashout. just make sure you can really be sure it easy for you find tenant.

Did u tried to renew any of the lease yet ?
Yes , think of the rental part also , I suppose OKR and kuchai won't be too hard to rent out right?

i believe 70years and below only you need lower the price to sell off. why i think to renew when have 85years left? i dont think i can live that long also. anyway i dont plan dispose of it, quite good rental income.

no coment, not from kuchai area

last but not least, think positive why it leashold? good location rite? maybe goverment going en bloc it in future le? that time you huat already

Personally, I would buy 2 properties than 1. Plus, if for investment, i will be looking for rental and appreciation factors such as target tenant, surrounding demographic, amenities, accessibility, surrounding developments(present and future), etc...Hemington rental maybe can la, appreciation wise, not very confident.

Any places also able to rent out. The key question to ask actually is at what price?
You can easily check out the available existing market to know the price. Similar size maybe.
And if you benchmark at full furnish rental, you need to take into consideration the additional cost you need to do full furnish.
