I mean, they compile out the transacted price, rental price, selling price etc for new and old properties in the area of interest and comparing the pro and cons..

I'm still couldn't figure it out, if there's roughly 70% investor to 30% public, would the 70% eventually cannibalize themselves? If that 70% investor all renovate to makeover guy's standard, there's no more differentiation already right? Eventually, the only differentiation will be rental price, would it result in price war? Or is it the investor group will take control and help them rent out like a management group and pay 6% rental to the owners every month?
